Wow 🤩 I am so grateful!

Each transaction presents opportunities for disagreements and hiccups.. but this one, in particular, seemed to have problems every time there was a slight opportunity for it 😂

I’ve learned the importance of isolating the problem and finding a solution with my colleagues- this includes the agent on the other side. It’s not an ego war. It’s about getting to the closing table with happy clients all around.

Sometimes that means paying for a deep clean or making 20 calls back and forth between clients, contractors and lenders.

Im grateful this one got to the closing table.

According to the latest data from Fannie Mae, 23% of Americans still think home prices will go down over the next twelve months. But why do roughly 1 in 4 people feel that way?

It has a lot to do with all the negative talk about home prices over the past year. Since late 2022, the media has created a lot of fear about a price crash and those concerns are still lingering. You may be hearing people in your own life saying they’re worried about home prices or see on social media that some influencers are saying prices are going to come tumbling down.

If you’re someone who still thinks prices are going to fall, check out the latest data you can trust.

Housing market experts acknowledge that nationally, prices did dip down slightly late last year, but that was short-lived. Data shows prices have already rebounded this year after that slight decline in 2022. (Graph 1)

But it’s not just Fannie Mae that’s reporting this bounce back. Experts from across the industry are showing it in their data too. And that’s why so many forecasts now project home prices will net positive this year – not negative. (Graph 2)

What’s worth noting is that, just a few short weeks ago, the Fannie Mae forecast was for 3.9% appreciation in 2023. In the forecast that just came out, that projection was updated from 3.9% to 6.7% for the year. This increase goes to show just how confident experts are that home prices will net positive this year!

Finding your ideal home can feel hard today with so few houses for sale.. but why is inventory so low? 🤔

One reason is builders haven't been building enough homes for over a decade! While new home construction is increasing, the shortage won't disappear overnight.

🔥 PHENOMENAL RESULTS

This 1930s gem off West Blvd received multiple offers over ask in 3 days!

My sellers bought just 2 years ago and found themselves needing to move again. They were worried they weren’t going to be able to recuperate their full investment after buying in the heat of the market in 2021. This is what we did 👇🏼

1. Set realistic goals and “unrealistic” goals
We knew what we needed out of the house and we knew what we wanted out of the house. Most importantly we stayed hopeful and all worked hard working towards the desired outcome.

2. Got the home market ready
We had some necessary projects to do as well as a wish list of projects to do. They were motivated to do as many as they could! We didn’t list as early as we’d set out to, but I believe those last couple weeks helped them achieve their goal! We discussed staging and ensured we had all paperwork from previous projects on file. Buyers want to know as much history as possible!

3. Followed my marketing strategy
It’s simple yet effective. With my background in psychology, it’s natural for me to find the latest strategies to put into place. Perception is everything and even in a sellers market, we need to be intentional!

This home is indeed special. Beautifully maintained by the owners throughout the generations. Everyone loved the charm, architecture, and original material found throughout. Almost 100 years old and this home is still relevant thanks to those who cared for it.

August 2021, I had my FIRST closing. I was on the edge of my seat for that entire transaction. I was constantly thinking about my client and was ruminating whether or not I was doing everything I needed to ensure it closed on time and with the best terms. That same heart is still in each transaction I have, but less stress and far more confidence!

I am blessed to see my business take off in just two years. I wouldn't be where I am without all the people who have come up next to me for a season of coaching or for just a moment to give an encouraging word.

Our out-of-state buyer got into town & we wasted no time.

We were able to find her a place to call home within a week and will close later this month! With her new job starting this week, we will be working hard to keep this transaction smooth and stress free for her.
