🍂❄️In fall, winter and early spring months, your home inspector will show a ⛔limitation on the inspection report stating that the A/C unit was 🚫not tested due to temperatures being below 60-65 degrees.
âś…Our report will convey that a visual inspection was completed and any observations including deficiencies will be noted.
đź‘€Here is my typical comment: The AC unit(s) were visually inspected, with no indications of deficiencies observed at the time of inspection unless otherwise noted in this report. The AC function of the unit(s) was not tested due to temperatures below 60 degrees. The oil that lubricates the compressor is a heavier weight designed for use in summer weather, and this oil thickens in colder temperatures and can't provide the proper protection for the compressor in cooler temperatures. The AC function shouldn't be initiated until the temperature rises to over 60 degrees for several days. Therefore the cooling function of the unit is excluded from this inspection. I recommend consulting with the sellers regarding the unit's past cooling performance, obtaining maintenance records, and, if a concern that it wasn't able to be tested, having an HVAC contractor evaluate the system. If a radon test is high on the main floor, levels are typically even higher in the basement. As a dense, radioactive gas entering from the soil, radon accumulates in the lowest, least ventilated areas, often reducing by roughly half with each floor level up.

Key Considerations:

Source Proximity: The lowest level (basement or crawl space) is directly in contact with the soil, which is the primary source of radon, making it the area with the highest concentration.

"Stack Effect": Warm air rising in a house creates a vacuum effect in the lower levels, pulling more soil gas into the basement.

Exceptions: In rare cases, such as in houses with specific forced-air heating systems or poor air circulation, levels might be similar, but the basement is almost always the highest.

Action Needed: If the main floor is already testing high (above 4 pCi/L), the basement is likely above this level.

Regardless of which floor has the higher reading, you should contact a radon mitigation professional to address the issue.

Gone are the days of "Wait and see what comes up!" A proactive approach to selling your home goes beyond fresh paint and mulching. While sprucing up the home cosmetically provides appeal both online and in person, buyers will lose confidence if safety items and deferred maintenance are prevalent on the inspection report.

Very often, septic tanks and lagoons are forgotten. Many times sellers are unsure where the tank is located and the lids to the tank are buried indicating that recent maintenance is unlikely.

While not always legally mandated statewide, Missouri sellers should strongly consider having their septic tank pumped and inspected before listing to ensure a smoother sale, avoid failed inspections during buyer due diligence, and prevent liability issues.

A proactive inspection builds buyer confidence, avoids last-minute transaction delays, and verifies compliance, especially for FHA/VA loans which often require it.

Key Considerations for Missouri Sellers:

Inspection & Maintenance: It is highly recommended to have the system inspected and pumped before selling. A professional inspection checks for leaks, backups, and ensures the system functions correctly.

Liability & Disclosure: Missouri law requires sellers to disclose any known septic system issues. A pre-listing inspection helps identify issues early, allowing you to fix them rather than facing renegotiations or a failed deal later.
