Mobile Home Investing: Seeing Opportunity Where Others Arenβt Looking
By Uncle OG | OG Property Solutions LLC
Everybody wants to make money. But when someone says, βIβm looking for an investment,β my first question is: **What kind of opportunity are you looking for, and what are you prepared to put into it?**
Money? Time? Research? Hands-on work?
At OG Property Solutions, one area we focus on is mobile homes. We look for situations where a seller needs a practical solution and a buyer can see value in the property.
But understand this from the beginning: **A low asking price does not automatically make something a good investment.**
The opportunity has to hold up after you check the facts.
# # Looking Beyond First Impressions
Some people see an older mobile home and immediately dismiss it. Others see a cheap price and immediately want to buy it.
We want to look closer.
What condition is it really in? Can it remain where it sits? Who owns it? What repairs does it need? Who would realistically buy it when the work is finished?
A home that needs cleaning, paint, flooring, and manageable repairs deserves a different evaluation from one with extensive water damage, structural problems, and an uncertain place to go.
Our goal is to identify opportunities with a clear purpose, understandable costs, and a realistic path forward.
# # There Is More Than One Way to Participate
Mobile home investing can take different forms.
**Purchase, improve, and resell.** A buyer acquires a home, completes necessary improvements, and offers it for resale. The numbers must account for the entire project, including expenses incurred while waiting for a buyer.
**Purchase and hold as a rental.** This requires checking whether rentals are permitted, understanding operating expenses, and being prepared to maintain the home and serve the tenant.
**Acquire a home with land.** Buying the home and the underlying land is different from buying a home on a rented lot. Ownership and financing arrangements matter; the Consumer Financial Protection Bureau identifies land ownership as a key factor in manufactured housing finance.
**Locate and contract opportunities.** At OG Property Solutions, our focus includes identifying properties, negotiating purchase agreements, and pursuing assignments where the contract and applicable requirements allow. An assignment transfers contractual purchase rights to another buyer for an agreed fee. Completing that transaction requires more than finding a listing.
Each approach calls for a different budget, level of involvement, and plan.
# # The Numbers Must Tell the Truth
Imagine a home advertised for $8,000.
That price might get your attention. But before calling it a deal, you need to investigate repairs, ownership documents, unpaid obligations, lot expenses, and any transportation or setup requirements.
If it must be moved, where is it going? Will the destination accept it? Have qualified movers inspected it and provided written quotes?
**βWeβll figure that out laterβ is an expensive investment strategy.**
We want to understand the total cost before making a commitment. We also want room in the budget for surprises. A project that works only when everything goes perfectly needs another look.
# # What We Look For at OG Property Solutions
Our evaluation starts with straightforward questions:
* Can the seller establish ownership and the authority to sell?
* What does an inspection reveal about the homeβs condition?
* Can the home remain on its current lot, and under what terms?
* If relocation is necessary, is there an approved destination and a verified moving budget?
* What evidence supports the expected resale price or rental income?
* Does the opportunity still make sense after expenses and a reasonable contingency?
Sometimes the right decision is to move forward. Sometimes it is to renegotiate. Sometimes it is to walk away.
Passing on a weak deal protects your ability to pursue a stronger one.
# # You Need More Than Investment Money
Someone may have capital but need help locating properties. Another person may be excellent at research, speaking with owners, or coordinating inspections.
Those contributions matterβbut everyoneβs role needs to be clear.
Who is purchasing the home? Who approves expenses? Who manages repairs? How is compensation determined? What happens if the project takes longer or costs more than expected?
These conversations belong at the beginning, with written terms everyone understands.
Interest in an opportunity is the starting point. A defined plan is what allows people to evaluate it seriously.
# # Real People. Real Housing. Real Responsibility.
Behind these properties are people: owners who need to sell, families handling an inherited home, and buyers looking for somewhere they can afford to live.
We believe there is room to build a business while treating those people with respect.
That means honest conversations, realistic expectations, and no promises of guaranteed profits. Every opportunity must earn its place through research and sound numbers.
**At OG Property Solutions, we look for the property, investigate the situation, and work toward a transaction that makes sense.**
