When you buy a home in the a State of South Carolina the owner occupant tax automatically defaults to a 6% tax rate. 6% tax rate is for rental/ investment properties. 4% tax rate is if the home will be your legal residence.

Since the home automatically defaults to 6% the new homeowner needs to apply for the 4% tax rate.

YOU HAVE TO RENEW ANNUALLY!

If you forget to apply it will default back and your mortgage will increase, but you can always contact the county and reapply and you will be refunded.
