Just because you’re approved for it doesn’t mean you should buy it! 🏠

This can be hard for buyers to hear, especially first-time buyers, but it’s so important.

Maxxing out your budget on a home usually isn’t a smart move. It can leave you housepoor and unable to actually enjoy your new digs since everything is going towards your mortgage.

When buying, your goal is to choose a payment that lets you sleep at night. 💰

Time and time again, I see that the buyers who stay within a comfortable range feel SO MUCH less stress and more freedom long term.

That matters more than an extra bedroom or prettier tile. 😌

Sorry to be the bearer of bad news, but...

If a home is sitting, the market has already responded. 📉

“Market value” isn’t what the list price says.

It’s what buyers are willing to act on right now.

When a home doesn’t sell in the first couple of weeks, buyers don’t see a great deal. They assume something’s off.

Then they wait, and the longer that pause lasts, the more of your leverage quietly slips away. 😖
