Reports as to the death of the real estate market are greatly exaggerated... Is it shifting? Yes. More inventory is coming into the market and interest rates are rising which has calmed competition among buyers.

What does this shift mean? Marketing efforts by your agent need to be more than cell phone pictures and pushing a sign in the yard while asking for the moon on price. Something that has, sadly, become more the norm over the last two years.

A well-executed plan to market a property definitely pays off. It's why it felt so good to put this rider up earlier today - outperforming the market! Recognition not only for the plan but the efforts of the sellers to compete for attention...
