So much to say after putting my Real Estate License into storage.

I’ll not keep it brief…

I was pulled into this business for reasons that were never my own. I worked for 4 years, hard… flipping our own rental units, painting, scrubbing, scrubbing, prepping, etc.

I was very happy to sell some homes. Was very thankful to be able to close deals and meet so many wonderful people in this industry. Including the BHHS staff. CoMo has some powerful brokers and realtors that continually set the bar higher and higher. For me. I was caught in two worlds.

When we decided to buy our house in Centralia the end goal was for me to spend next to nothing in fuel per month. I also wanted to dedicate my energy to something that mattered to me on my terms.

When the school year began I was delighted to take the Kids Club Director position at my local Recreation Center. Less than a half mile away.

Well…after that I fought with the idea of buying a property to remodel and sell. Especially since we’ve done it once. But found some financial things that sit still unsettled and unattended to having to do with the death of both my parents are preventing me from this. I inherited this. How interesting?

Meanwhile I had at least 4 old and wonderful friends remind me that the district would love to have me back as a Substitute Teacher. Plus school is .50 miles away.

So I reactivated my Substitute Certificate.

I’ve been busy. Having Fun. Adella walked into school today and said. I brought my Mom!!!

I have reached 200 followers according to fb. So maybe it’s time I give you a sneak peak at the house that changed my life.

My husband and I bought this 1948 special almost a year ago. So many things happened. But we learned that through each-other, google, YouTube, and HARD WORK we could make our dream a reality.

12 major structural repairs, all new electrical, all new plumbing, new sheetrock, insulation, New HVAC (Steven’s Heating and Cooling), paint… everything.

Then we had a fire in the house and by golly,,, we pushed through again.

Finally, trim out time and I walk through thinking who I want to share our work with… you!!!

If you live in Harrisburg, Mo and your power was out yesterday you can look over here.

We came back to my Dad’s house yesterday afternoon to see that one of the pine trees had been blown over!

About 27 years ago my Dad, Sister, and I planted these. They were so spindly and he’d take buckets and drill one hole in each so that he could slowly water. At one time they all had buckets.

It’s amazing what time and care can produce.

By the time we arrived there were two Ameren trucks stuck and another about to w***h the first out.

My parents purchased this home and 11 acres for about $100,000.00 in 1994.

These roots just couldn’t hold on to the clay any longer.

Thank you Ameren, Thank you Dad. 😆

We’re going back in time today. ⏱

I’ve been painting walls a while. Done some mud work. But never anything above 1200sqft.

In 2017 I began my adventures with property. Somehow, my father had been given about 90 properties to maintain and turn. (Family Business) I changed my life to come help. My Mother was still working her full time job and let’s just say we had absolutely no clue what would would happen over the next 4 years. But, we were together. Everyday.

Then my mother passes.

Over the next year we fell into our places in the business. Cousins doing leasing and finances. Dad maintained all units aka he was on call. 📞
I did inspections, cleaned my heart out, painted hundreds of gallons of paint, tore carpets out, mounted blinds, took apart ovens and refrigerators, picked up trash nonstop…

My Dad and I built a work relationship that I never knew I needed. We eat breakfast together everyday. We prep units. We repair everything.

But this job….. is F ing hard.

We’ve learned everything we could ever need to know about this side of the business. What we realized was that 25% of our renters were shredding the units. Leaving them in need of a full turn. Which meant. Deep clean, mostly full paint jobs, and repair too many unattended issues. That’s one in every 4 move outs. Besides we had figured that we’d done about 120 turns and of those maybe 16 tenants truly showed their love and appreciation. Oye!

After we’d totally redone the same unit 4 years in a row we were ready for retirement. So my Dad co-signed for me to buy my house and before I knew it my best buddy, my work partner has stage 4 pancreatic cancer. 😢 He passes in less than six months.

This life is rough.

There are highlights everywhere. Painting was always the best with my Dad…the best chats while I cut in and he rolled. The past two days I’ve been in this state of memory while painting my house.

I had so much time to think.

The lesson is if you don’t enjoy what your doing or who your with it’s not worth it. If you have both your absolutely golden.

Working hard for what you want is much different than working hard for just plain $.

We wired up the new water heater this week. The last wiring. 💥

I wanted to post some of the diagrams that helped me the most. 🪩

Different situations require different techniques.

I’m on the third coat of mud and I’m very thankful I tinted it blue. It has helped me more than I imagined.
Mud work is definitely an art. Need more people in this trade!!!

Last first coat of mud in the kitchen area today.

The only thing we left the same in the house. Only because we don’t want to mess with these giant beams.

Tile is coming this week in showers, Kameron prepped yesterday. 🚿 I’m so excited!!!!!

By the way 4 layers of paint and who the crap Forgets to tape their seams? Lol. Makes me miss rentals… NOT! 😂

Found and ordered bedroom doors.
