🚨 Thinking about buying a brand-new home? SAVE THIS before you sign anything.

New construction can be an incredible opportunity — especially with the incentives many builders are offering right now.

But there’s a BIG difference between walking into a builder’s sales office and having someone on your side who is focused on protecting your interests.

Here are a few things I want every new construction buyer to understand:

🏡 Builder incentives aren’t always as simple as they sound.

🔍 New construction homes should still be inspected.

📄 The model home may have thousands of dollars in upgrades that aren’t included in the base price.

💰 Lot premiums, structural options, upgrades, financing incentives, and closing costs can dramatically change what you actually pay.

And one of the biggest mistakes I see?

Buyers waiting until they’re already at the builder’s office to get their Realtor involved.

By then, you may have already missed opportunities to negotiate, compare communities, understand the contract, or make smarter decisions about upgrades and financing.
