When I’m not working I love being outside in nature. I grew up in a neighborhood but right at the beginning of its development. I spent a lot of time playing in 14 mile creek and in the large woods behind our house. So while my husband (who grew up in the country) calls me a city girl, I consider myself “woodsy”. My kids and I spend a lot of time digging in the garden and tending to our small flock of chickens. We recently added Daisy and Duke, an Irish Dexter cow and bull to our homestead and have enjoyed their fun personalities. We enjoy going to Riverbanks Zoo, Saluda Shoals, and the many parks and amenities the Midlands have to offer. I’m also usually in the middle of some sort of DIY project whether it be building furniture, remodeling, painting, or adding more spaces for plants. I would love to help you buy or sell your home. The best decision I ever made was marrying Chris Small. He'll drive out of his way to fill up my car with gas, pick up shavings for the baby chicks that he doesn't want and buy a new watering tank for the sheep that he doesn't want. And he does it all with a smile ❤️😍

After all that we had been through, it was just absolutely and utterly exhausting. I cried while I photographed each of my special books and then put them into trash bags and set them the front porch for Chris to haul off to the dump. It was more than just books, it was memories with my children, goals and hopes and dreams on pages. It was difficult and therapeutic but overall just needed. And so. Many. More. Items....

We then had Kleen Indoors HEPA vac our entire house. Floors, ceilings, walls, in all of the contents. It's been a whole year since that series of events. They also gave us some very helpful tips to help keep our home healthy that we implemented.

Once I learned about Scout the mold dog, I knew that I wanted to have him out to see how he operated. I also wanted to do a little "check up" to see how everything was in the house and give us a little bit more peace of mind or be able to address anything if needed.

It was so neat to see Scout working. He's quite a happy guy and was very eager and excited to get to work. He would sniff around and stop and point when he found mold. Thankfully we had no serious issues in the house itself! He did indicate that there were mold on the kids nugget couches. They actually showed an abnormal particulate count last year. But we HEPA vacuumed them and washed the covers and it was just recommended that the kids don't sleep on them. In the back of my mind I was worried about them since then. So, in the trash they went. There were a few other areas around the home that were really just general maintenance things like the little drawer in the washing machine, a tube inside of the tank of the toilet, and a couple of smaller things that were really easy to address.

We made a lot of decisions when building the home to prevent mold and we're so happy with how JOST Homes implemented those. I need to do a whole other video just about that at some point. So, thankfully no issues with the home itself!

Things we do in our mold literate home: 

First of all, what does mold literate mean? It means that we know the common causes of mold in a home and how to proactively prevent mold in our home. You know the saying, an ounce of prevention is worth more than a pound of the cure. And let me tell you.... The cost of prevention is much better than the cost of remediation. 

First up, coffee. For us, coffee is essential in life. But were you aware that coffee is a common source of mold mycotoxins? We only drink mold-free coffee. Our favorites are Loveland Coffee and Purity Coffee. Both can be shipped straight to your home or you can pick up Loveland, locally. Also standard coffee makers have lots of plastic tubing and room for mold to hide. We used to use a french press but we now love a Bodum pour over. An added benefit is that Bodum has been tested and is lead free.

We had our bathroom vanities custom built to look like furniture pieces. But the main reason was so that they were lifted up off of the ground. If there is ever a leak, the water will hit the ground and not be hidden and encapsulated. We also have these great drip trays for under each sink so if there's a small leak it will pool up and trigger the water alarm. Also, not pictured. Are these really great trays that we had installed under our dishwashers to force a dishwasher leak forward instead of back behind the cabinets.

Awair air quality monitors monitor several locations in our home to keep up with humidity, particulate count, vocs, carbon monoxide, as well as the temperature. It shows you an easy score on the counter so you know if there's trouble and you can see the trends in a handy app on your phone.

Air purifiers have been essential in our home for years. Air Doctor is the best brand in my opinion. They are HEPA certified, have filters and carbon pre-filters for added filtration. In the past we used Honeywell which was also a good option but we found that they did not last as long with regular use. If you need a good filter on a budget, I recommend Honeywell.

May was for the buyers...

First up, the sweetest couple who moved here from North Carolina... You know what they say... Sometimes the third time's the charm and that was the case with these clients. We went under contract on two houses that unfortunately just had a huge list of problems once we had inspections. They ended up finding this fairly new home in Camden (yay for being on a slab!)

Both my listings that sold this month were too little cuties that both sold under 180k. There are still affordable houses! Staging really elevated both of these and helped them to look their best.

I helped two separate couples move here from out of state. One couple was from New York and looking for something rural and space for their horses. The other from Alaska and looking for something near fort Jackson. So excited for both of them... Both had snow on the ground when we started looking at houses! And I was here in a tank top 😂

In total, I was honored to be able to help four separate first-time home buyers, two VA buyers, and 3 out of state moves.
