An increase in rental prices isn’t a foreign topic for many people these days. In fact, conversations about the real estate market and its inflation across rentals and homes for sale is becoming as common as the weather. And while it’s trendy to commiserate with others over the rising cost of living - it’s a harsh reality that’s plaguing communities and purging zip codes of true residents and replacing them with institutional funds or landlords looking to rent at unprecedented rates.

Stacker, a data driven journalism company, released the top 30 fastest growing zip codes in South Carolina as of January 2021. What isn’t surprising is that Columbia and Charleston zip codes make up 21 out of 30 zip codes listed. Charleston with 11, and Columbia 10. The shocking part is that this increase happened during a pandemic, and continues today.

As the report shows, the top two fastest growing zip codes in SC ring in as follows:

#2 - 29483 (Summerville)
- 1 year rent change: +7.7%
- 5 year rent change: +29.2%
- Typical rent: $1,613
- 2.8% above typical rent in Charleston metro

#1 - 29063 (Irmo)
- 1-year rent change: +7.8%
- 5-year rent change: +18.8%
- Typical rent: $1,331
- 9.8% above typical rent in Columbia, SC metro

So what does this mean for renters in the Columbia and Charleston markets when home prices are increasing at a comparable rate to rental prices?
