This one started with a referral and a whole lot of trust. ❤️
My seller reached out after her brother, who worked with my husband years ago, recommended me. She admitted she was a little nervous about the whole process, but told me she trusts her brother more than anyone, so if he said she’d be in good hands, she believed him.
I didn’t take that trust lightly.
Before we ever put a sign in the yard, we talked through pricing and which improvements were actually worth making to help her get the most from the sale. I connected her with contractors I trusted, including one who was willing to wait until closing to be paid so she didn’t have to come up with a large amount of money upfront.
Once the improvements were finished, we went to work. We put together a marketing strategy designed specifically for this home, gave it as much exposure as we could, and made sure it was positioned to get buyers’ attention.
And apparently, it worked. We received 14 offers. 😳
Fourteen offers sounds like a great problem to have...until you’re staring at 14 different combinations of price, financing, inspections, closing dates, concessions, escalation clauses, and other terms trying to figure out which one is actually the best offer.
Thankfully, I’ve developed a system over the years that lets us compare every offer side by side, calculate estimated net proceeds, and clearly see the pros and cons of each one. Instead of feeling overwhelmed, my seller could make her decision confidently. We chose an offer and went under contract.
And then the next day, the buyer backed out for personal reasons. Because apparently 14 offers wasn’t quite enough excitement for one transaction. 😂 But we had the house back under contract that same day. What could have been a major setback became little more than a blip in the process.
And now it’s officially SOLD. 🏡❤️
I’m grateful her brother trusted me enough to send her my way, and even more grateful that she trusted me to guide her through it. Referrals like this mean a lot because when someone sends a person they care about to me, I know they’re trusting me with more than a real estate transaction.
That’s something I’ll never take lightly.
