🏡 November Market Update — The Good, The Real, and The “Maybe Wait a Bit” 😉
Here’s what’s really happening in the Columbia market right now — no sugarcoating, just the numbers:
📉 Average sold price: $335,330 — still up 11% from last year, but about 5% lower than September’s late-summer peak.
🏠 Average list price: $437,424 — 5% higher than last year.
⏳ Days on market: averaging 45, with a median of 18 — homes are taking a bit longer to sell.
📈 Inventory: 872 homes currently active — about 9% more than last year.
In the luxury segment ($500k+), we’re seeing 245 active listings — nearly 8% more than last month — while closed sales dipped about 11%. That tells us high-end buyers are still active, just more selective as we head into the holidays.
So what does this mean?
The market’s still healthy, but we’re easing into the typical winter slowdown. Historically, December tends to bring softer pricing — which can make this a smart season for buyers to negotiate and finally land the home they love before the new year.
For sellers, the key right now is strategy. The homes that are priced and presented right are still moving — and often faster than you’d expect.
