Everyone’s focused on finding their dream home, but don’t forget about these unconventional items when going through your checklist.

It’s the small things you don’t think to check that can be the biggest headache after you close.

Save this post so you have it when you need it!

Street Noise:
Visit at different times of day to get a real feel for traffic and neighborhood sounds. Morning rush hour and Friday nights can tell very different stories.

Closets & Cabinets:
Open everything. Check for space, functionality, and how well doors close. Because no one wants a closet that’s more crash and clatter than walk-in wonder.

Kitchen Layout:
Try opening a few drawers, doors, and appliances at once. Can you move around freely, or are you stuck doing the kitchen shuffle?

Double Oven Fit:
If your double oven is built-in, verify the size. Replacing a nonstandard oven can get pricey...and nobody wants a custom bill for custom cookies.

Garage Door:
Test the auto-openers and manual function. A broken garage door tends to quit at the most inconvenient time … usually right before work.

Doors & Locks:
Make sure every door seals properly and that every lock works. Security and your utility bill will thank you.

Outlets:
Count the outlets in each room and note their locations. Because nothing ruins a good furniture layout like a single outlet hidden behind a bookshelf.

Phone Coverage:
Walk through the home and check your signal. If your carrier drops out in half the house, you might be living in a future “WiFi-only zone.”

Utility Costs:
Ask for the average heating and cooling bills. It’s a simple way to avoid sticker shock in your first full season.

Sewer Line Inspection:
Opt for it, especially in older neighborhoods! Tree roots and clogged lines are the uninvited houseguests that never leave.

Property Lines:
Ask your agent to show the approximate property line. Before you install your fence or fire pit, It’s always good to know where your yard ends and your neighbor’s begins.

Sun Exposure:
Check which direction the house faces. An uncovered back patio might sound great until you’re melting in the Tennessee afternoon sun.
