THE FALL HOUSING MARKET IS COMING — AND BUYERS ARE WATCHING RATES.

With the fall market coming into view, many buyers are asking the same question: What could my future mortgage payment look like?

There are reasons for a little optimism.

Recent economic data is making the case for another Fed rate hike harder to build. Job growth has softened, inflation isn't showing significant signs of reaccelerating, and geopolitical pressures on energy markets have remained relatively contained.

That matters because the Federal Reserve heads into its next meeting September 15–16, and the economic picture is looking more favorable for the Fed to remain patient rather than push rates higher.

Mortgage rates have already shown some stability. The average 30-year fixed mortgage was 6.67% as of August 13, down slightly from 6.69% the week before.

Does that mean we're guaranteed dramatically lower mortgage rates this fall? No.

But it does mean there are encouraging signs that the upward pressure we've been fighting may be easing.

And that could be especially important here in Mid-Missouri.

Right now, we're seeing buyers become much more payment-conscious. Seller concessions, closing-cost assistance and buy down strategies are becoming increasingly important tools for getting buyers and sellers to the closing table.

So rather than looking at today's slower market and thinking “buyers are gone,” I think the better question is: "Are buyers waiting?"

If mortgage rates begin moving even modestly lower this fall, some of that pent-up demand could start coming back into the market.

For buyers and sellers who have been sitting on the sidelines, this may be the time to start preparing — not necessarily because rates have already fallen, but because you want to be ready when opportunity arrives. 🏡
