🧱 When Is Brick Cracking More Than Cosmetic?

Not every crack in a brick wall is a cause for concern. In fact, some cracks are simply the result of normal settling or seasonal movement.

This home was different.

During one of our inspections, we observed multiple signs of movement in the brick veneer—not just a single crack.

The photo shows:
✔ Stair-step cracking
✔ Brick displacement
✔ Wall bowing
✔ Open mortar joints

When several of these conditions appear together, they can indicate movement behind the brick veneer and deserve further evaluation.

One of the most important parts of a home inspection is looking at the entire picture. We don't make conclusions based on one crack or one defect. Instead, we evaluate the home as a whole, looking for patterns that help our clients better understand the property's condition.

Our goal isn't to alarm you—it's to give you the information you need to make confident decisions.

🕵️ Inspector Detective Files – Case File #001

The Leak That Hadn't Shown Itself Yet...

Every home has a story.

Sometimes that story is hidden where no one can see it.

During a recent inspection, our drone revealed something unusual. One of the plumbing vent pipes on this metal roof had been installed without a roof boot or proper flashing.

At that point, we knew it deserved a closer look—but we still didn't know if it had caused any damage.

Then Mother Nature helped with the investigation.

🌧️ While we were inside the attic, it started raining.

Within minutes, we observed active water intrusion around one of the vent pipes. The source of the leak was confirmed.

But the investigation wasn't over.

A second vent showed no visible ceiling stains, no discoloration, and no obvious signs of a leak. Most people would assume everything was fine.

Instead of guessing, we pulled out our moisture meter.

The meter revealed very high moisture levels beneath the ceiling around that second vent—long before the damage became visible.

That's why a thorough home inspection isn't just about looking around.

It's about using the right tools together.

🚁 Drone Inspection – Found the missing flashing.
👀 Visual Inspection – Confirmed active water intrusion during rainfall.
💧 Moisture Meter – Detected hidden moisture that couldn't be seen with the naked eye.

One tool told part of the story.

Together, they solved the mystery.

🏡 HOME HEALTH TIP #1: DO YOU KNOW YOUR HOME'S RADON LEVEL?

Most people can't answer that question—and that's because radon gives no warning signs.

Radon is an invisible, odorless, naturally occurring gas that can enter any home from the ground beneath it.

Many people assume only homes with basements are at risk. That's a common misconception.

✔️ Homes with basements
✔️ Homes with crawl spaces
✔️ Slab-on-grade homes
..can all have elevated radon levels.

Here in Maury County, we're located in EPA Radon Zone 1, meaning our area has a high potential for elevated indoor radon levels. Some testing in the Columbia area has found homes with radon levels well above the EPA's recommended action level of 4.0 pCi/L.

One of the most surprising facts about radon is that your neighbor's test results don't predict yours. Two homes built side-by-side can have completely different radon levels.

The good news? Testing is simple, accurate, and is the only way to know your home's radon level.
