With property values increasing across the state, many homeowners are seeing higher assessed values in their 2026 SDAT reassessment. If you recently received your notice, this document shows the value the state is using to calculate your property taxes — and yes, that number matters. 📈

Here are two important things to review as soon as you receive your assessment notice:

1️⃣ Confirm your Homestead Tax Credit status
If this is your primary residence, your notice should reflect an approved Homestead Property Tax Credit. This credit limits how much your taxable value can increase each year and can help protect you from sharp tax increases.
➡️ If you don’t see it listed, you may need to apply. Maryland requires a one-time application. DM me if you’d like the official link.

2️⃣ Review the assessed market value carefully
Take a close look at the value assigned to your property. If it seems higher than what your home would realistically sell for, you may have the right to appeal the assessment. Appeals are typically due within 45 days of the notice date and can be submitted through the state or with the help of a tax appeal service.
➡️ A successful appeal may reduce your assessed value and future tax bills.
