Currently, we have 2 units with approved tenants, and they will move in as soon as those units are ready. That will take occupancy to 92%
We have fired 3 property management companies since purchase and we finally have a management team in place we feel comfortable with - Current management has been in place for 6+ months
We purchased this property from a landlord who neglected it and it was well below 80% occupancy and average rent was $650 per door.
❤️ We have done a ton of work to the property, and there is still additional work needed which means there is plenty of profit potential to whom we hand it off to.
Current average rent is about $900. We were able to rent out a few units at $1200, so I would use $1150-$1200 for projected market rent - so you have plenty of room for value add.
We have fully renovated more than 50% of the units with new floorings, resurfaced countertops, bathrooms, and cabinets. And, we have evicted a ton of bad/non-paying tenants since we took over.
Since purchase we have spent about $500,000 in renovations
We are looking to sell for $85k per door.
