Our end-of-summer numbers tell an interesting story across the Midlands. Buyers haven’t disappeared, and homes are absolutely still selling. But with inventory up across nearly every area we looked at, today’s buyers have more choices — and that changes the conversation.

They can compare more homes, take a little more time, and be more selective about price, condition, updates, and location.

That doesn’t mean the market is “bad.” It means the market is less forgiving.

For sellers, three things are especially important right now: pricing strategically, presenting your home well, and paying attention to what the market is telling you.
