We have seen no to minimal impact so far in our portfolio, but distress appears to be spreading. Whether or not renters get assistance, and how much, will have a big impact.

Wondering what they mean by a "K" shaped recovery? This explains it pretty well. Basically, the wealthy get wealthier and the poor get poorer. If that's the case, low end (C Class) retail and possibly apartments will see a more challenging environment.

If some economists' theory of a K-shaped COVID-19 economic recovery pans out, commercial real estate markets for affluent segments may fare better than those for lower-income people or companies.

There has been a persistent myth the last 10 years that Class C apartments perform the best in a downturn. I'm not sure of the origination of it, but I do know it was a common refrain in many of the guru circuits. The reality is that in almost any downtown those demographics are usually the first to have trouble paying rent. After the 2008 crisis, distress was everywhere but was deepest and most widespread in Class C (which is where I was buying at the time). From what we are already seeing, it looks like this time will be no different.

As rent payments slow, so do renovations.

We've been doing great so far, but this is why I'm more concerned about the second half of the year: "asking rent usually ... does not decrease until 2-3 quarters into a recession."

Due to the coronavirus pandemic, the U.S. economy had its worst performance in the second quarter in its history -- but it was in line with experts' predictions.

But the effect vary significantly from market to market.

What do you think about where unemployment, rental income, and the economy are headed? This is why we have dramatically slowed acquisitions for the short term - there's a high probability the distress just hasn't had enough time to show itself in CRE just yet.
