🚨 Hidden Crawlspace Structural Failure Found During Home Inspection 🚨

Think a home inspection is just checking outlets and appliances? Think again.

During a recent inspection, our inspector discovered a severely compromised crawlspace support pier beneath the home. Several concrete masonry units (CMU blocks) had cracked and collapsed, leaving portions of the floor framing above improperly supported.

Issues like this are often completely hidden from view and may go unnoticed until major symptoms begin appearing inside the home.

🏠 Possible signs of structural movement can include:
✔ Sagging or uneven floors
✔ Cracks in drywall or ceilings
✔ Doors and windows sticking
✔ Floor vibration or “soft spots”

🔥 Why Fire-Rated Attic Stairs Matter in a Garage

This label may not look exciting… but it represents an important safety feature that many homeowners never notice.

The attic pull-down stairs shown here are fire-rated, which is especially important when attic access is located in a garage.

Why?

Attached garages are considered a higher fire-risk area because they commonly contain:

⛽ Gasoline and fuel vapors
🔋 Batteries and charging equipment
🛠️ Power tools and mechanical equipment
🚗 Vehicles and combustible materials

Because of these risks, modern building standards require a separation between the garage and the living space above or adjacent to it. That includes walls, ceilings, doors — and yes, attic access openings.

A standard attic pull-down ladder can create a weak point in that protective barrier. Many older attic stairs are made of thin wood and provide little to no resistance to heat or flames. In a garage fire, flames and superheated gases can rapidly enter the attic space and spread throughout the home.

🔥 Fire-rated attic stairs are designed to slow that spread and help maintain the integrity of the garage/fire separation assembly.

Current building standards generally require:
✔️ Garage ceilings beneath habitable rooms to have a fire-rated assembly
✔️ Openings into those spaces to maintain the required fire resistance
✔️ Properly installed and listed fire-rated attic access systems

This doesn’t guarantee a fire won’t spread — but it can provide valuable extra time for occupants to escape and for emergency responders to react.

It’s one of those details most people never think about… until it matters.

That’s why a thorough home inspection looks beyond cosmetic items and evaluates safety features throughout the home.

⚡ “Lights…more lights…oh look—more lights.”

This is a great example of an electrical panel that’s technically labeled… but not helpfully labeled.

When breakers are marked “lights,” “240V,” or vague descriptions, it defeats the purpose of having a panel schedule in the first place. In an emergency—or even during simple maintenance—you want to be able to quickly and confidently shut off the correct circuit.

Proper labeling should clearly identify specific areas or appliances (ex: “Kitchen outlets,” “Master bedroom,” “HVAC,” etc.), not guesswork.

Why does it matter?

🔌 Safety – Quickly shutting off the right circuit matters
🔧 Maintenance – Saves time and frustration
🏠 Ownership – Helps you actually understand your home

This isn’t uncommon, but it’s something that should be corrected. A properly labeled panel is a simple fix that makes a big difference.

The inspector observed the exterior air conditioning condenser to be significantly damaged and deformed. The unit appears to have lost a fight with an unknown object (lawn equipment, vehicle, or possibly a very determined trash can 💥😅). This type of damage can restrict airflow across the coil, reduce efficiency, and place added strain on internal components, potentially leading to premature failure.

Heat pump systems typically have an average service life of approximately 12–15 years, while gas heating systems may last 15–20 years, depending on maintenance, usage, and overall care. Physical damage and lack of routine servicing can significantly shorten these lifespans.

Annual HVAC servicing is recommended to maintain proper operation and identify issues early. The inspector recommends evaluation and likely repair or replacement by a qualified HVAC contractor.
