Let’s talk about crawlspaces for a second, especially here in Tennessee, where it’s wet, wooded, humid, and apparently determined to rain sideways every other week.

Last fall, we had our crawlspace encapsulated, and after the torrential downpours we’ve had lately, I am so glad we did it.

An encapsulated crawlspace helps protect your home from excess moisture, standing water, mold/mildew issues, musty smells, wood rot, pests, and all the other lovely things that like to show up when humidity and rain move in under your house.

Is it the most glamorous home improvement? Absolutely not.

Is it one of those behind-the-scenes upgrades that can make a huge difference in the health of your home? In my opinion, yes.

It’s also something buyers notice, especially when they’re comparing homes. A clean, dry, well-maintained crawlspace can offer a lot of peace of mind, and peace of mind matters when someone is making one of the biggest purchases of their life.

So if you’ve been dealing with moisture issues, musty smells, high humidity, or water in your crawlspace after heavy rain, this may be something worth looking into.

Not flashy. Not fun. But definitely one of those “future you will thank you” improvements.

Maury County homeowners: let’s talk about those new property assessments. 🏡

If you opened your mailbox and immediately thought, “Excuse me… what?” — you are definitely not alone.

Maury County is in a reappraisal cycle, which is a periodic update of property values required by state law. Reappraisals happen every four years, and the appraised value is intended to reflect fair market value as of January 1 of the reappraisal year.

A few important things to know:

Your appraised value is the Assessor’s opinion of market value for tax purposes.

Your assessed value is the number your property taxes are based on. In Tennessee, residential property is assessed at 25% of the appraised value.

And this part matters: your assessment notice is not the same thing as a buyer’s appraisal, and it does not automatically mean your home would sell for that number tomorrow.

If you believe your value is too high, you do have options. Maury County says homeowners may request an informal review prior to June 1 of the tax year being reviewed. Helpful documentation may include comparable sales, a recent private appraisal, photos of condition issues, or other relevant property details.

A roughly $400K budget can look very different depending on where you’re shopping in Middle Tennessee.

For this snapshot, I looked at homes in the same price range across the main counties I serve and compared:
• average square footage
• number of active listings & homes already under contract

Because the question isn’t just “Can I buy around $400K?” It’s also:
✅ How much space might that budget get me here?
✅ How many options are actually available?
✅ How quickly are buyers moving in this range?

Same budget. Different county. Very different buying experience.

If you’re trying to decide between Nashville, Franklin, Spring Hill, Dickson, Columbia, Murfreesboro, Pulaski, Lawrenceburg, Lewisburg, Fayetteville, or somewhere in between, this kind of snapshot can help you see where your budget may stretch — and where the competition may be tighter.

Some real estate hills I will absolutely die on. 🫡

Not because I’m trying to be controversial, but because buying or selling a home is too big of a decision for vague advice, outdated strategy, or “this is just how we’ve always done it.”
