The impact of student debt on real estate
The number of first-time homebuyers has been on the decline, attributed in large part to the increase in student loan debt. The National Association of REALTORS® published the “Student Loan Debt and Housing Report 2017: When Debt Holds You Back” in which it states that of recent homebuyers, 27% have student loan debt hovering in the $25,000 range, and of those, the number of first-time homebuyers increased to 40%.* According to the report, “even among successful homebuyers this amount of debt is cited as a difficulty in their homebuying process.” In addition, among non-homeowners, 83% “cite student loan debt as the factor delaying them from buying a home. This is most frequently the case due to the fact that the borrowers cannot save for a down payment because of their student debt.” In an earlier survey done in 2016 by the NAR and SALT®, a consumer literacy program, 71% of non-homeowners who were repaying student loans believed their debt was impacting their ability to purchase a home, with more than half of all borrowers expecting to be delayed from purchasing by more than five years.*

Non-homeowners aren’t the only people impacted by student debt. The report states that, “among homeowners, 28% say student debt is impacting the ability to sell their existing home and move to a different home.”

H.B. 83 went into effect July 1, 2017, and is applicable to tax year 2017 and forward.
