Tracy Stutler, Keller Williams Realty

Tracy Stutler, Keller Williams Realty Real estate has been my passion since earning my license in 1993. I joined KW Columbia in 2011 and b I believe in Trust, Honesty, and Education.

I grew up on military bases and graduated from Quantico HS, and then Clemson University with a Business Degree. After graduating, I was a Federal Investigator for 3 years in the Columbia, SC area, and then began my full-time Real Estate career in 1993. In the late 1990's I became the Broker In Charge at the first company I worked for, specializing in Residential Sales, Buyers, and Foreclosures. I

joined Keller Williams in 2011 and became the Broker In Charge in 2012. KW has taught me to expand beyond the basics and really focus on my Clients' needs. I like to think outside of the box, especially when I'm negotiating contracts and solving problems. I've been on the local Realtor Contract Committee for more than 9 years and serve on the Realtor Education/Technology Committee. I love teaching contract classes and hosting panel discussions. I've closed over 500 transactions since 2000. My husband, Justin, joined me in 2019 to help service my 40+ clients a year, and is loving his new career!

Most buyers start their search online, which means your listing has seconds to make an impression.

Professional photography, strong lighting, and clean presentation are essential.

Descriptions should highlight lifestyle, not just features.

The goal is to create enough interest that buyers feel compelled to see it in person.

Attention leads to showings.
Showings lead to offers.

Upgrades should enhance a home, not overwhelm it.

Buyers tend to prefer clean, timeless finishes over highly personalized or overly bold designs.

Neutral palettes, quality materials, and functional improvements create broader appeal.

The goal is to attract more buyers, not limit them.

Simple, well executed updates always perform better.

It is easy to attach personal value to a home filled with memories.

However, buyers are evaluating based on market data, condition, and comparable sales.

Pricing too high can reduce interest and ultimately lead to longer time on market.

The strongest results come from aligning emotion with strategy.

That is how you protect both your timeline and your bottom line.

Routine maintenance may not feel exciting, but it plays a major role in long term value.

Well maintained homes tend to sell faster and with fewer issues during inspections.

Small details like HVAC servicing, roof condition, and overall upkeep signal to buyers that the home has been cared for.

Maintenance protects your investment before you ever think about selling.

Two homes can have similar square footage and layouts, yet feel completely different in value.

It often comes down to presentation, condition, and how well the space has been maintained over time.

Clean lines, updated finishes, and thoughtful design create a stronger perception the moment a buyer walks in.

Value is not just measured.
It is experienced.

Buyer preferences continue to evolve, but certain trends remain consistent across markets.

Functional layouts, natural light, and updated kitchens are at the top of most lists. Outdoor space and flexibility for work or lifestyle also play a major role.

Understanding what buyers want allows sellers to position their home more effectively.

The more aligned your home is with demand, the stronger your results tend to be.

As activity picks up, the pace of the market can feel overwhelming.

New listings appear quickly. Showings get scheduled back to back. Decisions start to stack on top of each other.

Buyers who stay organized handle this much differently. They keep track of what they have seen, what stood out, and what did not.

That structure creates clarity when things start moving fast.

Organization is not just helpful. It becomes a major advantage when timing matters.

In competitive markets, the highest offer does not always win. Terms, timing, and overall strength matter just as much as price.

Sellers are looking for certainty. Clean financing, flexible timelines, and fewer contingencies can make a significant difference.

Buyers who understand how to structure a strong offer position themselves ahead of the competition.

It is not just about offering more.
It is about offering smarter.

Buying or selling a home is one of the biggest decisions most people make.

It involves timing, finances, emotions, and long term planning.

The process should feel guided, not overwhelming.

Having the right strategy and the right support makes the entire experience smoother and more successful.

It is not just about closing. It is about getting it right.

Fresh paint, updated hardware, clean landscaping, and good lighting can completely transform how a home shows.

These are not major renovations, but they have a major impact on perception.

Buyers notice the details because they signal how well a home has been maintained.

Taking the time to prepare properly often leads to better offers and smoother transactions.
