That little number on a listing is saying more than you think.

Here's how to read it like a buyer who knows what they're doing:
🟢 Low DOM (under 2 weeks) — This home is priced right and people know it. If you like it, move. It won't wait for you.
🟡 Mid DOM (2–6 weeks) — Worth a closer look. There may be a pricing conversation to be had, or the right buyer just hadn't come along yet. That could be you.
🔴 High DOM (6+ weeks) — Ask why. Sometimes it's overpriced. Sometimes it had an issue that's since been resolved. Sometimes it's actually a hidden opportunity — but you need someone who knows how to dig into that.

Days on market is one of the details that gets overlooked when you're scrolling listings on your own — but it's one of the first things I look at for my clients.

It doesn't know the roof is new. It doesn't know what's actually been happening on your street in the last 90 days.
A CMA — Comparative Market Analysis — does.

A few things that actually work:
✅ Get fully pre-approved before you start looking — not just pre-qualified
✅ Know your ceiling before emotions kick in
