I don't know who started the myth that you need a 20% down payment or you shouldn't even try, but that belief stopped me for years. It turns out, a lot of people are putting down way less. There are actually loan options specifically for first-time buyers that don't require anywhere near 20%.

Here’s the roadmap ⬇️
1️⃣ Create a budget — 83% of young adults already have one. This is just for housing.
2️⃣ Contact a lender — CNBC says do this up to 2 years before you shop. Yes, really.
3️⃣ Save for upfront costs — down payment starts at 0–3%. Closing costs add 2–5%.
4️⃣ Get pre-approved — takes 1 day to 1 week. Do this before you fall in love with a house.
5️⃣ Hire an agent — 88% of buyers use one. They negotiate for YOU at no cost to you.
6️⃣ Shop for homes — think 5+ years out. 60% of under-35 owners wish they bought bigger.
7️⃣ Make an offer — don’t get emotionally attached. Two-thirds of first-timers feel they overpaid.
8️⃣ Get an inspection — 90% of buyers do this. It can save you thousands.
9️⃣ Close the loan — sign the paperwork. 52% feel buyer’s remorse here. It’s normal.

You do NOT need $60,000 saved to buy a home. Let’s clear this up. 👇
The 20% down rule is a benchmark lenders traditionally preferred — not a law. And today there are loan programs that let you buy with way less.
Here’s the real breakdown 💰
🏠 VA loan — 0% down (veterans & active military)
🏠 USDA loan — 0% down (qualifying rural/suburban areas)
🏠 FHA loan — 3.5% down (580+ credit score)
🏠 Conventional — as low as 3% for first-time buyers
On a $300K home, 3% down = $9,000.
On a $500K home, 5% down = $25,000.
That’s a lot more doable than $60K or $100K.
And PMI — the fee people dread when putting down less than 20%? It’s often under $200/mo. In many markets, buying sooner with PMI beats waiting years to hit 20%.

Student loans don’t have to kill your homebuying dream. 🎓🏠
45 million Americans have student debt — and most of them think it’s standing between them and a home. It doesn’t have to.
Here’s what most people don’t know ⬇️
💡 If your income-based repayment (IBR) is $0/month, Fannie Mae lets lenders ignore it completely for qualification purposes. That’s huge.
💡 You can buy with as little as 3% down even with student loans.
💡 VA and USDA loans allow 0% down — and have their own student loan rules that could work in your favor.
💡 Fannie Mae and Freddie Mac have DIFFERENT rules. Your lender may only use one. Ask which one — it could be the difference between a yes and a no.

Your loans don’t disqualify you. Knowing the rules does the opposite.
