šŸ” First-Time Home Buyer Advice: Don’t Shop for a Home Before You Know Your Budget

One of the biggest mistakes first-time buyers make is falling in love with homes before talking to a lender.

āœ… Get pre-approved first
āœ… Understand your monthly payment comfort zone
āœ… Budget for closing costs and moving expenses
āœ… Avoid making large purchases before closing
āœ… Keep your credit and finances stable during the process

Buying your first home is exciting, but having a plan makes the process so much smoother (and less stressful!). If you’re thinking about moving in the future (and please know, it’s never too early to start the conversation) let me know and I would love to put you in contact with some of my favorite lenders in town.

Remember: The right home isn’t just one you love—it’s one that fits your lifestyle and financial goals.

Thinking about buying your first home? Send me a message. I’d be happy to answer your questions and help you create a game plan!

Nothing means more than hearing about a client’s positive experience.

When these siblings first reached out to me, they had recently helped their parents transition into assisted living and were suddenly faced with the responsibility of selling the family home. It’s a season of life that comes with a lot of emotions, difficult decisions, and often a long list of tasks that can feel overwhelming.

I never take that responsibility lightly.

Together, we created a plan. I helped coordinate solutions for furniture, guided them through preparing the home for sale, arranged staging, and worked with them every step of the way to get the home market-ready. Thanks to their willingness to plan ahead and put in the work, combined with our marketing strategy, we received an offer during the very first weekend on the market.

What could have been an incredibly stressful and emotional process became a smooth and manageable experience for everyone involved, and that’s exactly what I hope to provide for my clients during life’s biggest transitions.

Helping buyers and sellers navigate major milestones is a responsibility I never take lightly. Thank you for trusting me throughout the process and for sharing your kind words.
Your referrals, support, and testimonials mean the world to me. ā¤ļø

Did you know you can have a Realtor represent you when building a new construction home? And honestly, I highly recommend it.

One of my favorite parts of the process is the pre-drywall walkthrough.

This is your opportunity to walk through the home with the construction supervisor before the drywall goes up and see what’s behind the walls, including electrical, plumbing, HVAC, insulation, and more.

It’s the perfect time to:
āœ”ļø Confirm everything is where you expect it to be
āœ”ļø Learn how your home is built
āœ”ļø Ask questions about your home’s systems
āœ”ļø Take photos for future reference

And trust me, no question is a silly question.

Helping clients understand the building process and advocate for them along the way is one of my favorite parts of the job. šŸ”āœØ

šŸ” First-Time Homeowner Alert! šŸ”

Congratulations, McKenna, on your very first home!
I’m so grateful to have been connected with McKenna through past clients. From our very first conversation, I knew we were going to find something special for her. She is one of the sweetest people, has such a kind heart, and was an absolute joy to work with throughout the entire process.

She jumped into homeownership headfirst, toured a variety of homes, and when we found this townhome, we knew it was the one.

And can we talk about that deck for a minute? It’s incredible. In fact, I think it’s bigger than mine! šŸ˜‚

One of my favorite parts of this job is hearing clients talk about their future in a home. As we walked through the house, McKenna was already imagining hosting friends and family on the deck, gathering around the beautiful fireplace in the family room, and trying to figure out what on earth she’s going to do with all the extra space in the basement.

Those are the kinds of problems worth having.

McKenna, thank you for trusting me to guide you through your first home purchase. It was truly an honor to be part of this exciting chapter, and I can’t wait to see all the memories you create here.

Welcome home! ā¤ļøšŸ”

I first connected with Meg and Sam when they came through one of my listings while they were beginning their home search. While that particular house wasn’t the right fit, we stayed in touch and continued talking about what they were really looking for in a home.

A little while later, we toured a home they were interested in and even checked out a new construction option right down the street. But sometimes you just know.

The moment they walked through the door, they could picture their future there. The home checked all the boxes, felt right from the start, and had one extra feature that made it even more special: it sits directly across the street from a park.

As they prepare to welcome their first baby later this year, I can’t help but imagine all the walks, playground adventures, and memories they’ll make right outside their front door.

It’s one of those stories that reminds me that finding the right home isn’t always about the first house you see. Sometimes it’s about trusting the process until the perfect one comes along.

Congratulations, Meg and Sam! I’m so excited for this next chapter and can’t wait to see all the memories your growing family creates in your new home. ā¤ļø

First-time homebuyers make me absolutely giddy.

This week, I had the privilege of sitting at the closing table with a wonderful family as they purchased their very first home. As we talked, they shared that they honestly didn’t think homeownership was in the cards for them right now. They had been renting for years and were tired of dealing with repairs that never seemed to get addressed and living in a home they couldn’t truly make their own.

Listening to them took me right back to when Brandon and I bought our first home.

It was exciting. It was overwhelming. And if I’m being honest, it was a little terrifying too. I remember sitting there thinking, ā€œWow... we’re really adults now.ā€

The difference is that when we bought our first home, we had no idea what we were doing. We didn’t have someone walking us through the process, explaining our options, or helping us understand what was possible.

At the end of closing, they thanked me for helping them realize that buying a home was actually achievable and for making a process that felt scary seem manageable. Those are the moments that remind me why I love what I do.

Helping families find a house is great. Helping them realize a dream they weren’t sure was possible is even better.

Congratulations to this sweet family on their first home. I can’t wait to see the memories you create there. ā¤ļø
