➕If you need to move out, you can sell your house (usually within a month or two) or leave it renting as an investment, receiving a monthly passive income
➖Maintenance and Repair fees
➖Opportunity cost: the alternative of using the down payment money for another investment (such as stocks)

➕Is a good option if you want to repair your credit history and save money for a downpayment
➕or if your stay is temporary (less than 2 years) and would not consider leaving your house as a rental investment
➕No Maintenance or repair costs
➕No property taxes
➖No equity built. Rent money is lost.
➖Monthly payments are more expensive than a mortgage payment
➖Under contract for a specific amount of time.. and can plans change

If you are thinking of buying a home💭🏠... you have probably calculated the estimated monthly mortgage payments on that house you loved, right? When calculating your mortgage payments make sure you take into account the possibility of having a PMI‼️👀

🏦What is a Private Mortgage Insurance (PMI)?
✨A PMI is an additional fee to your monthly mortgage payments which you are required to pay if you make a down payment of less* than 20% of the home’s purchase price. It is the way your lender gets insured against any losses if you miss a payment or default on your loan.

‼️Once you pay off 20% of the home’s purchase price the PMI will be removed from your monthly payments🗓🎉

🙋🏽‍♀️How much is a PMI?
✨The cost of your PMI depends on how many people are in the loan, your credit score, loan amount, debt-to-income ratio, etc. You can get an estimate in a PMI calculator online.

💥For Example (swipe):
🏠The house you want to buy is $250,000 and
💰 you want to do a 5% Downpayment = $12,500
🏦This means the actual loan amount on your 250K house will be: $237,500
💳If you have a good Credit Score of 720-759
Then, your PMI will be around $122.71 per month

📈You may shop for interest rates with more than one financial entity to find the best interest rate. The lower the interest rate, the lower your monthly mortgage payments can be.

‼️**Remember, when you are shopping for interest rates, it doesn't matter how many times your credit is pulled, all of those credit pulls will count as only **ONE** hard inquiry as long as you do them in a month time frame.

Are you Ready To Buy a House?⚡️🤷🏽‍♀️🏠

1. If you have enough saved up to get a good down payment of 3.5-20% of the value of the property and a little bit more (See my previous post "Costs of Buying a Home")
2. If you have paid your major debts (car loans, credit card debt, personal loans, student loans, medical bills, etc.)
3. If you have an emergency fund to cover any sudden additional expenses.
4. If you have the ability to fix problems yourself or the resources to pay others to fix them (ex: Heater broke, the toilet is leaking, etc.)
5. If the income you have goes hand in hand with the house that you liked (the monthly payment going towards the mortgage should ideally be 1/3 or less of your total income)
6. If your credit score is high enough to get a good interest rate (650+ credit score)
7. If you have a somewhat stable source of income

Then, you are ready to buy a house!🙌🏼💫🏠

⭐️FIRST STEP IN BUYING A HOUSE: Get a Pre-Approval Letter⭐️

🤷🏽‍♀️WHAT IS A PRE-APPROVAL LETTER?
A document from a lender stating that the lender is tentatively willing to lend to you, up to a certain loan amount.

🤔WHY DO WE NEED ONE?
A pre-approval letter is submitted to the sellers with the offer to let them know you are able to afford and go through with the transaction. Without a pre-approval letter you will probably not get an accepted offer to buy a home.

🧐HOW DO I GET ONE?
Contact your preferred financial entity, for example: Ruoff Mortgage, First Financial, Hallmark, etc. Let them know you are looking to buy a house. They will send you an application to fill out and submit. If you are pre-approved for a loan, they will give you an estimate of the best interest rate they can give you and your pre-approval letter.

🔸Costs of buying and owning a house🔸

The cost of buying a house is not only the downpayment!

🏠Before getting your home:
- Inspection ($350 - $500)
- Earnest Money ($500 - $1,000 which counts towards closing costs)
- Down Payment (3.5% - 100%)
- Closing Costs ($2,500 - $ 4,500 more or less, this includes appraisal, lender fees, title company fees, taxes, etc.)

🔑After receiving the keys to your home:
- Monthly mortgage payment (which usually includes Property taxes, home insurance, interests and principal, and if applicable: Private Mortgage Insurance (PMI) and Flood Insurance)
- HOA (Home owners association fee) if applicable
- City Assessments (If the city decides to do a project that you will benefit from because of your location, you and your benefitted neighbors will have to pay higher taxes that year to cover that special city assessment)
- Utilities: Water, sewer, garbage, gas, electricity, wifi
- Home Maintenance (lawn care, pest control, AC Filters, etc.) and repairs**
