So here’s the honest picture of what’s happening in the Columbus market right now:
Home prices are still going up, just not as fast as before. If you bought a house a year ago, it’s worth about 2% more today than what you paid. That’s not a huge jump — it’s more like a slow, steady climb instead of the big price surges we saw a few years back. Good news if you’re a seller, and a small relief if you’re a buyer as prices aren’t making huge increases.
Sellers aren’t getting quite as much wiggle room as before, but it’s close. On average, sellers are selling their home for about 97% of what they originally asked. So if someone lists a house at $400,000, they’re typically walking away with somewhere around $388,000. That’s a little less than a year ago, but it’s not a big shift — sellers are still doing well, buyers just have a little more room to negotiate than they used to. If you are selling, it is important to have a strategy, prep and price correctly to increase your odds of selling at your list.
Homes are taking about a month to sell — and that’s actually normal. The typical home is going under contract in about 30 days. That’s almost identical to last year, so despite the headlines you might see about the market ‘cooling,’ homes in Central Ohio are moving at basically the same pace they were a year ago.
Buyers have more to choose from. There are more homes on the market right now than there were at this time last year — about 7% more. That doesn’t mean it’s suddenly easy to find a great deal, but it does mean buyers have a few more choices.
And if you’re comparing us to the rest of the country — we’re still a great value. The typical home here costs about $84,000 less than the typical home nationally. So while national headlines might make the housing market sound scary, Columbus is holding onto its reputation as one of the more affordable, stable places to buy.
