I just want to issue a friendly reminder to everyone who has a disposable air filter in their Heat/Air Conditioning system. Please remember to change your filter every 30 days! A dirty filter for long periods of time can create excess load on your system. Excess load will wear your unit out faster than it's supposed to and will leave you with thousands of dollars in repairs/replacement. It's a simple and cheap way to ensure your equipment lasts as long as it possibly can! Make the right choice, change your filter!

Clogged gutters. I know, I know, no one wants to clean them. They're messy, it's tedious, and it's dangerous. As a home inspector, I don't like cleaning my gutters either. Whether I like to clean them or not, If they are not kept clear, it can cause a slew of much more expensive problems. This is the primary avenue for storm water management and if it is unavailable that allows water to end up in places it shouldn't be allowed to be. Storm water management is a broad term that encompasses grading, water diversion, guttering, etc. Water up against the foundation accounts for most cases of foundation damage in the United States. Do you have a wet basement or crawlspace? It's very likely that your storm water management system needs some maintenance or improvement. Is your house "settling" more in one particular spot vs the rest? Very possible that your storm water management system in that area needs some attention. When gutters fill with debris, they overflow during rain and melting events and spill over the sides. This allows water onto the siding and ultimately up against the foundation. The average foundation repair costs $6,000-$7,000. Gutter cleaning and proper care given to your total storm water management system is pennies compared to the cost of a repair. Do yourself a huge favor and ensure that your cutters are clear periodically. Don't let yourself be a victim of poor home maintenance! Be On-Guard!

Hello friends! I found this on a recent inspection and wanted to post a tidbit about it. If you burn wood inside or outside your home it is not wise to keep the firewood near your home. I know it's convenient but it's not worth the trouble it can cause. Firewood is home to many pests that can travel from the stack into your home. There is a type of cockroach that lives in rotting wood. Parcoblatta pennsylvanica. Though not dangerous, the stigma attached to all species of cockroaches is unsightly and can be avoided if you do not store wood near your home. Termites and carpenter ants are others that can actually damage the structure of your home. These can also be carried in with firewood as well. In Indiana, even black widow spiders call undisturbed wood piles home. Please avoid storing firewood near your home to avoid bringing these unsightly, structurally damaging, and/or dangerous pests into your lives and homes. Hello friends! I found this little defect on a home inspection and wanted to share a little tidbit about it. This was a washing machine overflow pan with a front loaded washer in it on a second floor. As you can see, the side of the pan is broken where the pipe connects. This renders the pan useless if an overflow or a leak occurs! On a second floor (with the air handler/furnace directly beneath it) it would cause catastrophic damage if the leak was not noticed. This sometimes happens when a new machine is placed in the pan or it can happen if the machine is bumped or pushed by accident. This is a prime example of why you should only operate your appliances while home to monitor them. It could save you thousands in damage should a disaster occur!
