Clogged gutters. I know, I know, no one wants to clean them. They're messy, it's tedious, and it's dangerous. As a home inspector, I don't like cleaning my gutters either. Whether I like to clean them or not, If they are not kept clear, it can cause a slew of much more expensive problems. This is the primary avenue for storm water management and if it is unavailable that allows water to end up in places it shouldn't be allowed to be. Storm water management is a broad term that encompasses grading, water diversion, guttering, etc. Water up against the foundation accounts for most cases of foundation damage in the United States. Do you have a wet basement or crawlspace? It's very likely that your storm water management system needs some maintenance or improvement. Is your house "settling" more in one particular spot vs the rest? Very possible that your storm water management system in that area needs some attention. When gutters fill with debris, they overflow during rain and melting events and spill over the sides. This allows water onto the siding and ultimately up against the foundation. The average foundation repair costs $6,000-$7,000. Gutter cleaning and proper care given to your total storm water management system is pennies compared to the cost of a repair. Do yourself a huge favor and ensure that your cutters are clear periodically. Don't let yourself be a victim of poor home maintenance! Be On-Guard!
