I've gotten a lot of Real Estate Market questions recently and I felt like I should share.
Question: Should I wait to buy until the summer to get a better deal?
Answer: You can choose any time of the year to buy and find a "great deal". I would recommend not chasing the rates or trying to time the market. The best option is to shop around with Mortgage Lenders and determine if the total amount is sufficient to obtain the home you're looking for, while staying well within your budget for monthly payments. If you do wait in hopes you will get a "better deal", understand that most people are going to think similarly, only increasing the competition.
Question: Should I rent for now, wait for the price of housing to go down to buy?
Answer: The answer to should I rent or buy can depend on your lifestyle. Do you move constantly, do you travel for work and are rarely in one place for too long? Then yes renting sounds like a great option. Are you going to be in your city/town/area for an extended period of time with a stable profession? Then you may want to consider the idea of purchasing a home. When you buy a home you end up building equity as you make your monthly payments. When you rent, those monthly payments are going toward building your landlords wealth, not yours.
In Columbus, GA. Just in the month of January there has already been 320 New Listings and 160 have sold. The cogs of real estate are starting to turn faster as time goes on.
