When you can be grateful for where you're at now, although it may not be exactly where you want to be, you start enjoying the process and attracting more. Moving into investment properties this week. So for all my investors or soon to be investors, you need to know about cap rate. It's the ratio of a properties net income (expected profit from a property minus all expenses) to it's purchase price. Most of the time you will want to look for a cap rate between 5-10%.

A house is listed as contingent when the seller has already accepted a buyers offer on their home, and they are waiting for certain criteria's to be met before the final sale can go through. These criteria's could be based on the home inspection, buyers financing, the sale of a buyers current home, etc. The home will move to closed when the criteria's are met or will go back to active and then be available to other buyers if they are not.

This is a prompt I've been thinking about a lot lately. It's so easy to grow up in an environment and just make it your own, to accept it for what it is and just become comfortable. Just recently I have begun thinking about what I want to do and where I want to be. Kind of crazy but I had a huge realization moment that I can do absolutely anything with my life. I know it sounds so obvious but when you really think about it you can change your life at any moment. Change your job, move to a different city or state, change relationships, and most importantly change yourself. Although we all do, you should never feel stuck. You can make any changes to your life whenever you please. There's no need to wait, do what makes you happy now!

This is very common for most buyers. When moving from one home to another, a buyer makes their new home purchase contingent on the selling of their old home. This is done for financing purposes. Some mortgage companies can offer bridge loans which can be used when trying to move and connecting your old mortgage to your new one.

Although in a seller's market like we are currently experiencing, sellers may want to reject this offer if there are other offers without speculations, to protect and guarantee themselves a closing.

I really loved this journal prompt as it made me realize how grateful I am for all this past year has brought and done for me. I am far from perfect, but as long as I realize that and have a growth mindset about myself, my life and habits, I can be fully comfortable being imperfect. Pretty explanatory but a term we use often to track market trends. Currently, we are in a seller's market, meaning there are more buyers than sellers. What does this mean? well, this means there is a low inventory of homes available to the public, resulting in a lower number of DOM, buying as-is, paying over asking price, etc. The shorter time your house sits on the market the better, you can move sooner and not have to keep the house clean for showings, for months. We see an average house sitting on the market for about 2 weeks before getting sold currently, which is much shorter than the months it'd take in an average market.
