Sometimes we get unlucky - in this case high winds took off part of my home’s roof and damaged a chimney. Was I highly expressive in my annoyance with creative language? Yes. Does the timing stink? Yes (I have another large home project coming up) Did I panic? No! We have homeowner insurance for a reason. I have a network of licensed professionals who do great work. I am lucky to be in this profession to have those resources.

If you were hit with storm damage, lean into your professionals - get referrals (👋), ask for help, reach out to your insurance to see if a claim makes sense. Don’t go with the folks door knocking - many times they are scammy companies - good roofers were out all weekend tarping and repairing. It’s ok to panic but you aren’t alone - it will be ok.

This is a real thing! Land scams - think about it, no home to access and oftentimes owners aren’t keeping tabs on their land. You can set up an email notification via the Franklin County Auditor for changes in taxes or status. Give a call if you want to know how to set it up!

There is a rising trend of fraudulent land & property sale attempts occurring throughout central Ohio. As REALTORS®, they target YOU to get their fraudulent listing into the MLS. Here are three things you can do to protect yourself and the consumers.

1. Know Your Customer. Typically, these scammers will not meet in person or via a video call. They prefer to communicate via text or WhatsApp. Demand to see their face and verify their identity.
2. If they are willing to sell fast and below market value, this is also a typical red flag.
3. They may produce identification, which can look very official, along with deeds and other documents.

Many of these leads are coming through various well-known, mainstream real estate portals. Typically, the land or house attempting to be “sold” does not have a mortgage or a lien. Utilize MLS tools such as Realist to verify the owner. Remember, if it feels too good to be true, it probably is.
