Market Update!
The Numbers: Average home prices continue to grow as we see an 8% growth year-over-year in Columbus, GA metro and 5% in the East Alabama side of the river. Also, average Days on Market has grown to 50+ days, compared to ~38 days this time last year. We're also seeing inventory continue to rise, sitting at 3 months for the area.

What does that mean? We are in a balanced market! Homes are continuing to appreciate in the Columbus and Chattahoochee Valley areas. With more inventory, comes more competition for sellers, as buyers are able to be more selective with their wants/needs, especially with the rise in rates recently. That means, if you are looking to buy or sell in today's market, you'll want a knowledgeable agent on your side to offer guidance and help you create a strategy that works for you.

Market Update!! The Chattahoochee Valley is still moving at a steady pace when it comes to the real estate market. Over the past year we have settled into a "normal" market. There is steady growth in home values, buyer demand is still trending up, while inventory continues to move upwards as well.

As we head into the holiday season, we continue to see a slight shift in the local Columbus/Phenix City Market. We have been shifting into a balanced market for both buyers and sellers over the last few months.

Homes continue to grow in value, however more homes are hitting the market, resulting in higher days on the market due to competition. As we head into the winter months, November, December and January, now could be a good time to begin your home search, or plan to make a move.

Market Update for Columbus, GA and the surrounding areas!

The housing market for the Columbus area is seeing trends that show a 'balanced' market. Mortgage rates are stabilizing and inventory is on the rise. Many sellers have grown tired of waiting for the "right" market to list their homes. Buyers are growing comfortable with the stabilized rates as they are back to a 'normal' rate. That being said, home values in the area are still growing at a steady rate as we're still seeing a typical 5-6% growth year over year. Homes that are priced right and in good condition are still selling and seeing multiple offers, while others may be sitting on the market longer waiting for the right buyer.

Happy Father's Day to all the men that take the time to be present and supportive of their children. This world needs more good dads. I'm thankful for my dad and all he's taught me. I'm even more grateful that I am able to build upon those lessons with my own son.

Cheers to all the dads out there! I pray you all get to enjoy the day with the ones that call you dad, daddy, papa, papi, or whatever it may be.
