Often times homeowners will spend so much money on aesthetics and not enough money on major upgrades and improvements and when it comes time to sell often times sellers experience disappointment thinking about all the money they spent on cosmetic improvements…that didn’t do much for their home value.

I want to emphasize that the importance of structural, system, and functional upgrades in increasing home value is crucial. I want to also emphasize that while aesthetics play a role, the focus on essential improvements often yields higher returns.

I can say as a realtor, when we are conducting comparative market analysis… (determining what price point to list property at by comparing property to recently sold properties in surrounding area) we are using data like number of bedrooms, bathrooms, square footage, amount of land, basement no basement, garage no garage, etc and aesthetics are secondary factor in deciding market value.
