77 Days on Market Is Misleading — Here’s the Real Story Behind Home Sales

The average days on market is reported at 77 days, but that number doesn’t tell the full story.

Why? Because it includes outliers—homes that sat 200+ days before finally closing. Those long-standing listings heavily skew the average upward.

When you filter those out and look closer at the data, a different picture emerges:
Well-priced homes are actually selling in 30 to 40 days on average.

In fact, removing 23 properties that sat over 100 days gives a much more accurate view of how the market is truly performing.

The takeaway: pricing strategy matters. Well-priced homes move quickly—everything else distorts the narrative.
