Meet Bart Simpson.

However big you think Bart looks in this photo, cut that down to about a quarter of the size. Bart is a pit bull mix, around 8 months old, and weighs just 23 pounds. He's basically a fun-size pit bull who was apparently assembled without reading the size chart.

Bart was found on a rural road near a tote that had been zip tied closed. It appears that he and his sister, who has not yet been caught, were abandoned there. Thankfully, Bart is safe with us now and ready to find out what's next.

Bart did well during his dog/dog assessments, although he was a little shy and unsure at first. That's pretty understandable in a new place with new people and new dogs. He's still young and figuring everything out, but so far he's shown us that he's a sweet little guy.

At only 8 months old, Bart still has plenty of puppy left in him and plenty of growing and learning to do. We can't promise he'll stay 23 pounds forever, but considering his age, we also don't think he's suddenly going to turn into an 80-pound dog.

Those wishing to reclaim dogs after their legal stray hold must go thru the standard adoption process and pay an adoption fee.

Mortgage rates aren’t random. They’re affected by 2 numbers.

The 10-year treasury yield and something called "the spread." That's the gap between the 10-year treasury yield and mortgage rates, and it usually sits around 1.76 percentage points.

Back in 2023, the gap in the spread ballooned up to 3.19 in response to economic uncertainty. If it were still that wide today, rates would be pushing almost 8%.

But the good news is the gap has narrowed to 2.01 (a lot closer to the long-term norm). And that’s a big positive for rates. It’s why today’s mortgage rate is in the upper 6s instead of touching 8%.

Here's the part a lot of people miss. Where rates are right now are already pretty close to what a totally normal spread would produce – a mortgage rate...
