This clip frustrates me. He’s taking partial information and doing some serious mental acrobatics to try and bring the viewer to the conclusion he wants, but the reality is he’s trying to solve a problem that doesn’t exist.

The premise: homeowners who own their home outright want to avoid paying taxes on a large cash infusion. Presumably this most often applies to someone who is downsizing their home. His proposal is that you should owner finance the sale so that you take in the cash gradually over the course of 5+ years to spread out the tax burden. I say that’s an unreasonable risk for the reward. Let’s say you do owner finance a sale and the buyer quits paying 6 months in. Yes, you have legal recourse, but that process is not going to be fast or easy and may potentially be expensive depending on the level of legal counsel you require.

Here’s the thing. If you’re downsizing, you can exclude the profit on the sale of a house (up to 250k or 500k if married filing jointly) if you owned the home and used it as your primary residence for at least 2 of the previous five years. Taxes are completely avoided instead of spread out and you don’t have to put up with owner financing for the next decade or more.
