When we purchased this approx. 350 unit Columbus area property, the pool told the same story as the rest of the asset: years of neglect and a space residents had written off entirely. Crumbling decking, broken-down furniture, overgrown landscaping, failing mechanics, and water no one would go near. It had stopped being an amenity and become a hazard.

Our team dug in and rebuilt it from the ground up. Power wash, sterilize, fresh paint, new furniture, refreshed landscaping, fencing repairs, and an overhaul of the pool mechanics. Great communities are built through thoughtful ownership and continued reinvestment. That’s the standard we operate by.

This project was created in close collaboration with the talented design team at The Plant Guy, a Miami based company known for producing standout botanical features for celebrity clients and commercial spaces.

After flying in from Miami, their team spent three days bringing our vision to life and making it the first of its kind in Downtown Columbus!

This feature reflects the care, attention, and energy we’re focused on bringing to the community. We’re proud to keep investing in the spaces our residents come home to every day, and grateful to The Plant Guy team for helping us create something truly special.

Benson Capital and Rocky Point Partners are excited to share that construction is underway on Phase II of The Benjamin Apartments in Franklinton, with delivery anticipated in Q1 2027.

Much like the Benjamin Franklin bifocals signage adorning our buildings, this project is a symbol of vision, advancement, and community. This next phase continues our commitment to creating a thoughtful, well-designed community in one of Columbus’ most creative and fast-growing neighborhoods.

Inspired by some of our favorite hotels, the goal is simple—deliver a comfortable, elevated living experience that feels both modern and welcoming. Located in the heart of the Franklinton Arts District, residents will be just steps from museums, music venues, restaurants, and the neighborhood’s DORA district.

Phase II will also include ground-floor commercial space anchored by a public fitness operator, helping connect the project to the surrounding community.

Amenities will include a resort-style pool, rooftop deck, fitness center, co-working spaces, sauna and cold plunge, dog wash, and more—designed to make everyday living easier and more enjoyable.

We’re grateful for the partners helping bring this to life, including , Kish Bank, Ware Malcomb, Advanced Civil Design, the Ohio Department of Development, the Columbus-Franklin County Finance Authority, and the broader project team.
