June 2024 Housing Report for Central Ohio is out. Highlights include:

• Inventory continues to go up! 3,905 homes for sale in June 2024, which is approx 1,000 more than June 2023
• Central Ohio's average sales price is now $334,900, an all time high for our region and a 3.9% increase from last June

Sellers should expect their home to sit a bit longer before going into contract (days on market average is now 22) as buyers have more to choose from and have more negotiating power (percent of original list price received is at 99.5%, down from 101.2% last June). It's still a strong seller's market though; that trend isn't going anywhere anytime soon.

Asbestos use has been declining for decades, but the U.S. still imported one type as recently as 2022. This March, the EPA finally banned the last form of asbestos (chrysotile) from use completely 👏

The state of Ohio will be launching its new Ohio Homebuyer Plus Program in January 2024, which will allow Ohioans to save for the purchase of a home inside a specialized savings account.

These savings accounts will offer above-market interest rates and individuals who open them may may qualify for certain state income tax deductions. Only specific financial institutions (yet to be announced) will offer these specialized savings accounts.

Some of the requirements:
-minimum balance of $100 and max of $100,000
-the account balance can only be used toward down payment or closings costs on a primary residence in Ohio
- the proceeds must be used within 5 yrs
