👀 “What Would You Do With This House?”

👀 **Let's play a little real estate game.**

You walk into a house and see:

❌ Outdated kitchen
❌ Old flooring
❌ Bad paint colors
❌ Dated bathrooms
❌ Exterior that needs some love

But the location is GREAT.

The layout is solid.

The bones are there.

And the price reflects the condition.

💵 “The Down Payment Myth”

💵 **You don't necessarily need 20% down to buy a home.**

I still hear this one ALL the time:

> “We're going to wait until we have 20% saved.”

But depending on your situation, there may be loan programs that allow qualified buyers to purchase with significantly less down.

That doesn't mean everyone should put down as little as possible.

Your down payment strategy should take into account:

💰 Cash reserves
🏦 Monthly payment
📈 Interest rate
🏠 Purchase price
💵 Closing costs
🔧 Emergency/maintenance funds
🎯 Your long-term goals

Sometimes putting 20% down makes sense.

Sometimes keeping more cash in the bank makes more sense.

**There isn't a one-size-fits-all answer.**

If buying a home is something you're considering, don't automatically assume you need to wait years to save 20%.

What's happening in:

🎓 Worthington
🌾 Delaware
🏠 Marysville
🌳 New Albany
🏘️ Pickerington

can be VERY different.

Price points, inventory, buyer demand, commute times, schools, new construction, and neighborhood competition can all change the equation.

That's why I don't believe in giving clients a generic:

**“It's a buyer's market.”**

or

**“It's a seller's market.”**

The real question is:

👉 **What's happening in YOUR specific area and price range?**

🔥 “3 Things Buyers Are Doing Wrong”

🔥 **3 things I see buyers doing that can make buying a home MUCH harder than it needs to be.**

#1️⃣ **Shopping before knowing their real budget**

Just because a lender says you *can* afford $400K doesn't necessarily mean you *should* spend $400K.

#2️⃣ **Focusing only on the interest rate**

Rates matter—but so do purchase price, taxes, insurance, HOA fees, maintenance, and your overall financial situation.

#3️⃣ **Waiting for the “perfect” house**

The perfect house doesn't exist.

The goal is to find a home that checks the **important boxes** and makes financial sense.

Here's my advice:

**Know your numbers → know your priorities → then start shopping.**

That process can save you a LOT of stress.

There’s a lot of noise online about interest rates, home prices, inventory, and whether you should “wait.”

But here’s what I tell my clients:

👉 Waiting for the *perfect* market can mean waiting forever.

The better question is:

**“Does buying make sense for ME right now?”**

Your income, down payment, monthly budget, current rent, future plans, and how long you plan to own the home all matter.

And Central Ohio is a BIG market. What happens in Dublin or New Albany may look very different from what happens in Grove City, Delaware, Marysville, Lancaster, or the surrounding communities.
