Well… that first step is going to be a big one. 😳

During this home inspection, a second-floor sliding glass door in the owner’s suite opened directly to the exterior—with no balcony, landing, deck, or fall protection.

It’s one of those conditions you have to see to believe, and definitely a significant safety concern.

Nothing like starting your morning with a home inspection… open a few doors, get the gear unloaded, turn around — and suddenly you’re face-to-face with Columbus Police. 😂

Apparently, we set off the alarm and CPD sent some of their finest to make sure I wasn’t there to clean the place out.

Definitely gets the blood moving better than a cup of coffee. 😂

The officers were great, figured out pretty quickly that I belonged there, and we all went on with our day.

Just another morning in the glamorous world of home inspections!

Would you notice what’s missing from this beautifully remodeled kitchen?

The full-height stone backsplash certainly looks great, but the receptacles serving the countertop area had been removed and relocated inside the upper cabinets.

Then we tested them.

Reversed polarity—and no GFCI protection.

It’s a great example of why appearance and proper function don’t always go hand in hand. A beautiful remodel can still conceal conditions that deserve attention.

That’s exactly why a home inspection goes beyond what meets the eye.

Not everything we find during a home inspection makes it into the report. 🦅

While I was on the roof inspecting a home in Central Ohio, this bald eagle decided to make an appearance on the roof next door.

After more than 20 years of inspecting homes, it’s pretty cool that the job can still surprise you.

No defect to report on this one—just an incredible moment I was lucky enough to catch on video.

You can’t inspect what you can’t see.

From the ground, this fascia looked perfectly normal. Once we safely accessed the lower roof, the weathered wood trim and failing paint became obvious.

This is one reason we physically walk roofs whenever conditions allow. A closer look often reveals conditions that simply aren’t visible from the yard.

This isn’t normal settling.

At first glance, it looks like a few cracked blocks. Look closer. Entire sections of this detached garage foundation have shifted several inches out of alignment, creating large openings and indicating significant structural movement.

Problems like this don’t happen overnight, and they’re exactly why a thorough home inspection matters.

Would you expect to find moisture inside the electrical panel of a home that’s only about five years old?

Most buyers wouldn’t.

During this inspection, I found evidence of moisture intrusion at the top of the electrical service equipment where the service entrance conductors enter the enclosure. Additional signs of moisture were also observed at the main disconnect.

Electrical panels are designed to remain dry. When moisture enters the enclosure, it can contribute to corrosion, deterioration of electrical components, and reliability concerns that should be evaluated and corrected.

The age or price of a home doesn’t guarantee quality. Even newer homes can have installation defects or develop issues over time.

It worked… but that doesn’t mean it was installed correctly.

A rusted garbage disposal can indicate long-term leakage, and plumbing drain connections should rely on proper mechanical fittings—not silicone—to remain watertight.

This is the kind of issue that’s easy to overlook during a walkthrough but can lead to ongoing leaks and cabinet damage over time.
