❗️This afternoon, the Federal Reserve cut interest rates by a half a percentage point (0.5%)! While this may seem small, this is HUGE news for homeowners and prospective buyers!

⬇️ The Fed’s rate cut lowers mortgage interest rates to about 4.9%, down from a more than two-decade high of about 5.33%.

🙌🏻Central bankers expect the Fed to cut interest rates more in the months to come, but they are not on a preset path, per Fed Chair Jerome Powell.

🎉 JUST CLOSED IN WORTHINGTON 🎉
A few months back I got a call ☎️ from the sweetest family saying they were ready to buy their first house and friends and past clients had referred them to me (thanks so much + ) 😉

We found a great off market opportunity right out of the gate but when things unfortunately went south on that one, we got out there and looked at different areas and types of homes. It was always a lot of fun touring with this crew. The kids and their dad would zip through the house, pick out which bedroom would be theirs, scope out the backyard and then explore the neighborhood. Meanwhile their mom and I would slowly look things over, checking out ages of items and imagining how spaces could be used.

We were excited to see this one from the minute we saw it online so we made sure we were the first showing of the first day. This home just had good vibes from the minute we walked in. Multiple large living spaces, including a big room in the basement, a huge first floor laundry and mud room, big bedrooms and closets and a great backyard 😍 I knew the listing agent and made sure we knew the sellers wants as soon as we left the property so we got our offer in within hours of it hitting the market. Before we knew it on the first day of this listing going live, we were in contract! This really was an even better home for this family than the house that went south … just a reminder that things really do often times work out!

🎉 JUST CLOSED IN GALLOWAY 🎉
There were cheers for this closing this morning from Columbus through Cincinnati to Lexington, Kentucky! And although these buyers aren’t family, they have been best buds with our family in Lexington for years so we were so thrilled when they connected with us to help them find their first home. ❤️

They know so much about fixing things up and can do just about anything so the home we were on the hunt for was one with cute curb appeal, great space and good bones. But the more cosmetic needs the better as they were ready to take it on!

We happened to be down the street seeing another home in this neighborhood when we noticed this had just hit the market. We left our scheduled showing and scheduled one immediately here. They walked in the door and were practically in tears because they knew this was what they had been waiting for since we first met last summer. A couple had taken great care of this home for many years, the spaces were amazing but it was ready for a refresh … and bonus when we walked outside and realized it was on half an acre!

We called the agent right away, they called their lender and we got to work on the offer, submitting that evening. They were in love 😍 and we knew this had to happen.

We received word the next day after one of the longest nights for our buyers waiting to hear that they were in contract! They were practically in tears again hearing this was really happening and we just couldn’t have been happier to be a part of it.

Every day since that day they have been making plans for the projects they are going to tackle and getting ready for today. They headed to the house straight from the closing to get to work on the yard and promised to keep us in the loop on all the changes that are taking place. The smiles on their faces were from ear to ear and we know they stayed that way all day long. This weekend their family will be coming to join in on more transformations.

A day they will always remember and us too … how cool that we got to be a part of making their dreams come true. ❤️

🎉 JUST CLOSED IN UPPER ARLINGTON 🏠

“A picture is worth a thousand words” … and this is such a special picture this family will always cherish. I’m so glad I was able to capture this moment … their family taking one last look as we left our final showing of this beautiful home before submitting their offer.

They loved it from the moment it hit the market and we spent many calls strategizing their offer. We knew the sellers weren’t accepting offers until Sunday and showings started Thursday. So we went each day and brought family members back through and each time they liked it even more … the character, charm, updates, natural light, an amazing yard … what’s not to love?! But we knew others must be feeling the same. The pressure was on. We wrote an offer and revised and discussed more and revised … and then finally submitted … and waited. Sometimes we get that super hard call that our buyers offer was not selected. And it is the hardest thing. But in this case, I got the best kind of call. Our offer was selected out of multiple competitive offers. And this picture will always be that moment they walked away one last time as a family taking a look back wondering if it would be their home. And now it IS! 🏠
