One of the most common—and potentially costly—mistakes we see sellers make? Pricing their home too high just to “see what happens.”

We get it. It can be tempting to start high with the thought that you can always come down later.

But here’s the problem: your home gets its biggest burst of attention when it first hits the market. If buyers feel the price is out of line with similar homes, many may simply scroll past without ever scheduling a showing.

Then, after weeks of limited interest, the price gets reduced.

One of the things we get to witness every day in real estate? The long-term potential that comes with owning property.

Hosting a Labor Day get-together? Let’s make sure the only thing you’re sweating is the weather! ☀️

A little planning ahead can make the difference between actually enjoying your own party and spending the entire day running around like a short-order cook.

BEFORE THE GUESTS ARRIVE:

🌴 Create some shade. Umbrellas, canopies, tents, or even a shady spot under the trees will give everyone a place to escape the late-summer heat.

Prep the easy stuff early. Get appetizers, dips, fruit, snacks, and anything else you can make ahead of time ready before guests arrive. Future-you will be grateful!

🎶 Set the mood. Add some color to your outdoor space, turn on the string lights, and—most importantly—have the playlist ready to go before the first guest walks through the door.

DURING THE PARTY:

🔥 Keep the food simple. Fire up the grill and choose a menu you can actually enjoy making without missing your entire party.

Prepare for the bugs. Bug spray, citronella candles, fans, or whatever your tried-and-true method is—have it ready before the mosquitoes arrive.

Give people something to do. Co****le, lawn games, water balloons, or a little friendly competition can keep everyone entertained without forcing anyone into "organized fun."

What does a good real estate agent actually do for you??

A lot of the value is invisible.

It’s knowing when a small issue could turn into an expensive one, when a conversation needs to happen now instead of tomorrow, and when protecting your client matters more than keeping a deal moving.

The smoothest transactions usually aren’t smooth because nothing went wrong.

They feel smooth because someone was paying attention early, asking the right questions, and handling problems before they became your problems.
