Central Ohio Housing Market : April 2026

Franklin County recorded 1,077 closings in April, a 15.4% decrease from the prior year, at a median sales price of $331,688, a 10.6% increase.

Delaware County held steady with 254 closings, no change year over year, and a median sales price of $539,000, up 10.5%

The median sales price in April reached $346,500, an 8.3% increase year over year, while the average sales price climbed to $396,480, up 5.9%. Homes spent an average of 39 days on market, up from 32 days in April 2025.

Cleaning outdoor furniture, checking deck boards for wear, and freshening up landscaping can make a big difference in how enjoyable these spaces feel.

May is also a good time to inspect windows and doors for proper sealing. Warmer weather often leads to increased energy usage, and small gaps around windows can allow cool air to escape and hot air to enter. Sealing these areas helps maintain a comfortable indoor environment while keeping utility bills under control.

Homeownership involves ongoing care, but seasonal maintenance doesn’t have to be complicated. By taking a few proactive steps in May, homeowners can set themselves up for a smooth and enjoyable summer at home.

FUN FACT MONDAY!
The first modern Olympic Games opened on April 6, 1896, in Athens, reviving an ancient Greek tradition that had ended more than 1,500 years earlier.

Led by French organizer Pierre de Coubertin, the Games were meant to promote international competition and physical fitness. About 241 athletes from 14 nations competed, all men, in 43 events across nine sports. The marathon made its Olympic debut, inspired by the Greek legend of Pheidippides.

Held in the restored marble Panathenaic Stadium, the Games drew large crowds and were a success, launching the international event that would grow into the world’s biggest sporting event.
