According to Redfin’s latest luxury housing report, luxury home prices surged 17.1% in Tampa and 16.1% in Las Vegas in just one quarter.

That isn’t random.

That’s wealth moving.

The most successful buyers aren’t sitting around waiting for perfect interest rates.

A lower price isn’t always the best deal.

Let’s say you’re buying a $1.5 million home in New Albany, Upper Arlington, Dublin, or Powell.

Most buyers immediately ask:

“Can we get $30,000 off the price?”

But here’s the problem…

That might only reduce your monthly payment by around $150-$200.

Instead, what if you negotiated a $30,000 seller concession?

That same money could potentially be used for a rate buydown, reducing your payment by several hundred dollars per month while preserving cash and keeping your investment capital working.

You Don’t Know The Whole Story.

I’m Jared West, Realtor here in Columbus and Central Ohio.

Recently, someone was upset that I reached out to them regarding real estate.

I understand that.

Not every phone call is welcomed. Not every conversation happens at the right time.

But here’s something most people don’t realize:

Almost every client I’ve ever helped started as a complete stranger.

People relocating.
People downsizing.
People buying their first home.
People navigating difficult life transitions.

My job is to have conversations and offer help when it’s needed.

What bothered me wasn’t that someone didn’t want my help.

It was the assumption that my intentions were something they weren’t.

I recently lost my own father.

I understand grief more personally than I ever wanted to.

The last thing I would ever want to do is add stress to someone’s difficult season.

When I learned more about the situation, I immediately respected their wishes and removed their information from my database.

No arguments.
No follow-up.
No pressure.

Just respect.

At the end of the day, character isn’t measured by whether every conversation goes perfectly.

It’s measured by how you treat people when things don’t.

I’ll continue serving Central Ohio the same way I always have:

With compassion.
And with a genuine desire to help people make good decisions when they need guidance.

Some men come home from war.
Some never fully leave it.

My grandpa served as a Sergeant in the Korean War. Before he ever wore a uniform, he had already lived through more trauma than most men could survive. He witnessed his father murdered at the dinner table. He lost his little sister while watching over her. Then, at just 16 years old, he was enlisted into the Army.

In Korea, he fought at night. He talked about firing into caves and counting bodies the next morning. He hated rice paddy fields. Helicopters flying overhead years later still triggered instincts to throw himself over his family to protect them.

War shaped him. So did pain.

He battled alcoholism, endured VA shock therapy, struggled with violent outbursts, and carried wounds nobody knew how to treat back then. But that’s not the whole story.

He also built extravagant gardens. Rode motorcycles. Did puzzles quietly in the back room when life became overwhelming. Two of his four sons followed him into military service. My mother used to say it was an honor to sit at the dinner table with him.

He was complicated. Strong and broken. Fierce and gentle. A protector carrying burdens too heavy for one man.

The older I get, the more I realize legacy isn’t about pretending people were perfect. It’s about telling the truth with honor.

And the truth is: I come from survivors. 🇺🇸
