If you’ve never been to Westerville’s Field of Heroes during Memorial Day weekend…you really should experience it at least once! ❤️🤍💙

Seeing 3,000 American flags lined up across the field is already emotional during the day, but at night when the flags are illuminated? It’s honestly something you don’t forget.

The field is open 24 hours all weekend long, so whether you stop by during the day with your family or take a quiet walk through at night, it’s worth making time for 🇺🇸

Friday’s schedule looks like this:
6:00 p.m. Bagpipe Serenade – performance by Brody Alexander
8:30 p.m. “Taps” – Field Illuminated until Dawn
9:00 p.m. Flag, Challenge Coin & Poppy Sales close for the night

These are the kinds of community traditions that make people fall in love with Westerville. 🤍

🔧 The age + condition of the roof and major systems
📦 Why the homeowners are moving
📸 What doesn’t match the listing photos or description
👀 The details most buyers don’t notice on a first walkthrough

Because buying a home isn’t just about finding “the pretty one.” It’s about understanding the full picture before making a major investment.

Inventory is up slightly, homes are sitting a bit longer, and buyers are gaining a little more negotiating power.

What this means for BUYERS:

✨ More opportunity to negotiate than we saw in peak frenzy years

What this means for SELLERS:
✨ Pricing strategy matters more than ever
✨ Preparation matters
✨ The homes that are updated, marketed well, and priced correctly are still moving

The past 30 days in the Westerville market gave us a front row seat to what today’s buyers are truly looking for.

As listing agents, we prepped 4 different homes for market in 4 completely different price points — and watched buyers walk through every single one. What we saw was consistent across the board.

Today’s buyers are not expecting a “perfect” home.

They are expecting a well-maintained one.
They noticed cleanliness.
They asked about the age of the HVAC, roof, windows, and water heater.
They expected transparency.

And they expected the agent representing the home to know every detail inside and out — as they should.

The biggest takeaway?

Buyers today are purchasing for lifestyle and comfort. They want to walk into a home and feel confident in how it has been cared for.
