“I could never afford to buy a home right now.”

I hear some version of this all the time, and I get it.

Between home prices, interest rates, and the money it takes to get started, buying a home can feel completely out of reach.

But here's what I want you to know: don't count yourself out before you understand your options. 🏡

You might not need 20% down. There may be loan programs worth exploring, and getting clear on your budget before you start house hunting can make a bigger difference than you think.

Being prepared doesn't mean having everything figured out. It means asking questions, understanding the numbers, and building a plan that works for YOU.

There’s a lot I’m looking at during a showing that has nothing to do with whether I like the backsplash. 😂

Here are 5 things I’m paying attention to before we ever talk about writing an offer:

1. How long it’s been on the market + the price history

Has it been sitting? Had a price reduction? Been listed before? The history tells us something.

2. What the seller is offering

Seller credits, rate buydowns or other incentives can give us information about how we might structure an offer.

3. What else is on the market

Your competition isn’t just other buyers. It’s the other homes your seller is competing against.

4. What the listing photos don’t show

Condition, deferred maintenance, layout, updates, location…pretty pictures only tell part of the story.

5. Whether the house actually makes sense for YOU

Your budget, lifestyle, timeline and future plans matter more than simply winning a house.

Because a good Real Estate Advisor isn’t just there to open the door. They’re there to help you understand what you’re looking at once you’re inside.

Honestly…I’ll take it. 😂

Being their mom is easily my favorite role, and so much of who I am as a person (and as a business owner) comes from being a mom.

I’m a planner. I ask a million questions. I notice the details. I’m protective of the people I love. And yes, I will absolutely tell you if I think you’re making a questionable decision. 😉

I’m not anti-ChatGPT. In fact, I think it can be a really helpful tool when you’re buying a home.

Use it to learn terminology.
Come up with questions.
Understand the basics.
Do your homework.

But buying a home isn't as easy as a Google search.

Your budget, your lifestyle, your goals, your neighborhood, your financing, the negotiation…there’s a lot of context that matters.

Use AI to help you ask better questions. Just make sure you're still talking to the people who can help you answer them. 🏡
