The Gulf Coast-Brazos Bottom region continues to show strong rural land values heading into 2026. According to the Texas Real Estate Research Center, average rural land prices increased nearly 10% year-over-year to $11,698/acre.
While total sales volume and acres sold were down slightly, buyer demand for quality rural properties across Colorado, Fayette & Lavaca Counties remains steady. Typical tract sizes continue trending smaller, showing continued interest in recreational, residential & lifestyle properties.

The statewide price gain of 2025 held up through the first quarter of 2026. Price was up 6.02 percent YoY to $5,246 per acre. The five-year annualized growth rate is now 9.73 percent, the lowest since 1Q2022.
