Most sellers want the same outcome: a strong offer, good terms, and a sale that moves forward without unnecessary surprises.

That usually starts well before the home ever goes live.

After years of working with sellers, these are five conversations we want to have before a property hits the market:

1. Price for the market you're in now.
Not last year's market. Not the neighbor's sale from 18 months ago. Pricing has to reflect today's buyers, current competition, and what is actually happening in your specific segment of the market.
2. Know where you have flexibility.
Closing costs, possession, repairs... there may be several ways to strengthen a deal without simply reducing the price. That thinking needs to happen before an offer is on the table.
3. Walk through the house like a buyer would.
This usually isn't about remodeling. It's the loose handle, the burned-out bulb, the scuffed wall, the cabinet that doesn't close quite right. Small things can quietly shape how a buyer feels about the condition of the entire home.
4. Don't waste your launch.
The early days of a listing matter. Serious buyers who have been watching the market will notice a new property quickly. We'd rather delay a launch than rush one.
5. Have a plan for what happens after "yes."
Where are you going next? How quickly can you move? Do you need possession after closing? Those details can affect how we evaluate an offer just as much as the price.

Selling well is rarely about one big decision. It's usually a series of smaller decisions made correctly before the pressure is on.
