• sunsets that actually feel like something

it’s not for everyone
but for the right person, it’s the upgrade that actually changes your day to day life

Buying a home in Columbus is one of the biggest financial decisions in a person’s life.

And the behind the scenes work is where deals are made or lost.

That’s where I spend most of my time.

Calling listing agents, reaching out to my network, and finding homes before they hit the MLS.

Doing diligence on properties before you waste your time touring one with major red flags.

And when it’s time to write an offer, I already know what the seller cares about, so we can come in strong without overpaying.

because if you know… you know.

my unofficial list of “horror movies” as a realtor lately:

1. “can we see it tomorrow?” and it goes pending tonight
2. trying on clothing with number sizes (why is it chaos every time 😅)
3. “we don’t have diet coke, is diet pepsi ok?”
4. a “beautifully updated” house… with a lot you can’t change
5. “we have multiple offers already”

and here’s the thing…

none of these are actually deal breakers
but they do tell you how fast you need to move, how picky you get to be, and where strategy matters more than emotion

this market rewards prepared buyers, not just interested ones

so if you’ve been casually scrolling zillow thinking “we’ll know when we know”… this is your nudge 🫶🏼

the unexpected part of moving to columbus, OH…

nobody warns you about how much there is to do here.
grandview on a weekend. nationwide arena on a friday night. the arena district, german village, easton… and that’s before you even scratch the surface.

people move here thinking it’s a “big small town” and then realize they have just as much as or more going on than they did in the city they left.

and the best part? you can afford a real house here and still have a life outside of it.
