One of the challenges of commercial real estate is actually finding what's available. Since most commercial listings are not on the MLS, publicity is paid. The most visibile properties are the ones who paid the most, not the most appropriate to your search. Manhattan is it's own world with it's own rules! Very few agents and property managers use Zillow or Realtor like every other city to advertise their apartments. Most are advertised on streeteasy.com. When buying multifamily developments, rental comp accuracy is critical. 99% of the time, it's easy to find rental comps on Zillow or Realtor, but not in New York....they just have to be different!

Thank you for following my professional page! It's been a big transition these last few months as we moved from a small, boutique commercial real estate firm in Southern Colorado to a national commercial real estate sales investment firm, Sands Investment Group in Sunny South Florida.

My wife is from South Florida so we are closer to her family and we live right on the intercoastal. A very different world than dry, snowy Colorado!

My team and I specialize in high-quality commercial real estate triple-net investment sales across the country, with my primary emphasis being industrial. We connect local investors with high-quality national investments they wouldn’t have access to otherwise.
